Roof leak detection
We find where the water gets in.
A stain on the ceiling tells you there is a leak. It almost never tells you where. Water gets past the roof at one spot, then runs along the underlayment and the framing before it drips. On a tile roof it can travel a long way.
We trace it back. We walk the roof, check the attic if we can get in, and follow the water to the spot where it starts. You get photos and the repair price in writing. The inspection is free.

Where leaks start
The usual places we find them.
Most leaks start at a joint or an edge, not in the middle of the roof. These are the first places we check.
Flashing
The metal where the roof meets a wall, a chimney, a skylight or a vent. Sealant dries out and nails back out, and water gets behind it.
Valleys
Where two slopes meet, the most water runs. Worn valley metal or debris that holds water is a common source.
Cracked tile and lifted shingles
One cracked tile or a shingle that lifted in the wind can let water reach the underlayment, which may be wearing out underneath.
Flat roof seams and drains
On flat and low-slope roofs, leaks usually start at seams, drains, and where the roof meets a wall or an AC unit.
Signs of a roof leak
What to look for inside.
- A stain on the ceiling
Yellow or brown rings, even small ones. They often grow after each heavy rain.
- Paint or drywall that bubbles
Peeling paint or soft drywall near the ceiling line, or along an outside wall.
- A musty smell
In a closet, the attic or one room. Wet insulation and wood smell before they show.
- Leaks only in some storms
If it only leaks in wind-driven rain, water is often getting in sideways at a wall flashing or a window above the roof line.

Roof leak detection, explained
Frequently asked questions.
Why is the stain not under the leak?
Water gets past the covering at a flashing, a valley, a cracked tile or a nail, then runs along the underlayment and the framing before it drips. On a tile roof it can travel a long way. We trace it from the stain back up to the entry point, so the repair goes where the water actually gets in.
Is leak detection free?
Yes. The inspection is free. You get photos of the source and the repair price in writing.
What can a leak inspection not see?
The wood deck, and most of the underlayment under tile, stay hidden until the roof is opened around the leak. We say that in the report. If the repair uncovers rotten wood, we photograph it and you approve the extra work in writing first.
Do you find leaks on flat and commercial roofs?
Yes. On TPO, modified bitumen and other flat roofs, leaks usually start at seams, drains, and where the roof meets a wall or a unit. We check those first.
Why does it only leak in some storms?
Wind-driven rain hits the house sideways. Water then gets in at wall flashing, a window or a vent above the roof line that stays dry in a straight-down rain. We check those too.
Should I wait for the next rain so you can see it?
No. Call while the stain is fresh. We can usually trace a leak on a dry day from the stain, the attic and the roof.
