Delray's houses and roofs, from Seagate to Lake Ida
East of the Intracoastal, in Seagate, Tropic Isle and the streets off Atlantic Avenue, most houses date from around the start of the eighties, and many have been recovered more than once. Inland, Lake Ida, Osceola Park and Pineapple Grove mix small houses with condominiums and shopfronts.
The historic districts hold the older, more varied stock: frame cottages, Mediterranean Revival tile in Del-Ida Park and the Marina District, and Cape Cod shingle cottages in Nassau Park, built from the twenties through the forties. Salt air off the beach reaches the flashing and fasteners on the east side first, so we check edge corrosion and mismatched metals at the joints before we talk about the covering.

The historic districts change the order of work. In Old School Square, Nassau Park, Del-Ida Park, Marina and West Settlers, an exterior change needs a Certificate of Appropriateness from the Historic Preservation Board before the building permit can move, and material, profile and colour are all part of that review.
We settle those details before tile is ordered. Once the permit issues we book the inspections the scope calls for and close the permit at the end; the express route shortens the front of the job, not the back.
Storm season on the Delray coast
- Storm season in Delray runs June through November. The whole city sits inside the wind-borne debris region, and the coastal wind band covers everything east of the Intracoastal, from the beach back to the drawbridges at Atlantic Avenue, Linton Boulevard and George Bush Boulevard.
- Each spring, have the edge metal, the flashing at walls and vents and the fasteners on any exposed-screw metal roof checked, because that is where wind gets under a roof in Tropic Isle or Seagate. Can a roof in Del-Ida Park or the Marina District change color?
Only with historic approval. A change of material or colour on a property in one of the districts goes to the Historic Preservation Board through the Certificate of Appropriateness process before any permit is used, and the board looks at the house, its existing features and the proposed roof together.
Do not pick a tile because it sits on a neighbour's roof. In one Marina District decision in 2021 the board approved a reroof on condition that the tile be white where charcoal had been proposed; that shows the review is real, not that white is a rule for every Delray roof.
