If that system or section was built, repaired or replaced in compliance with the 2007 Florida Building Code or a later edition, only the portion being worked on must meet applicable current code requirements. We check which applies before we price.

From the roof and the attic we see the covering, the flashings, the pipe boots and any stain under the deck. What nobody sees without opening the roof is the underlayment and the top of the boards around the entry point, so on a slow leak we open that area, photograph the boards and price any replacement as its own line for your approval before it is closed up.

The Village of North Palm Beach runs its own Building Division at 701 US Highway 1 and takes permits through My Government Online, with photo, virtual or in-person inspections. A missing copy is the usual reason a file stalls.

It depends on what the water has reached, and you see the figure in writing before any work starts. A single failed detail on a sound deck, like a new pipe boot or a reseated wall flashing, is a small repair.
Wet boards, a rebuilt valley or a Florida room junction taken apart and rebuilt is a larger one. The inspection is free, and the written price names the entry point, the materials going back and how any extra deck found under the covering is approved, so the figure never moves without your say.
It grows, and mostly out of sight. Water soaks the boards above the ceiling, the nails lose their grip, and the covering over that spot is the first to lift in the next strong wind.
Inside, insulation stays wet and the ceiling board sags. A repair that would have been one detail becomes a section of deck, and the bigger repair area brings you closer to the quarter-roof line.
