    Canal-side leaks are metal leaks

    Behind a Hidden Key or Captains Key ceiling stain there is almost always rusted metal: a galvanized valley liner eaten through where it meets the eave, drip edge gone to flakes, cap nails weeping down the tile. The repair takes the failed metal out rather than sealing over it. Stainless or copper valley liners go in, drip edge is renewed the length of the eave, caps are reset on stainless screws, and the original tile is saved and relaid so the street sees nothing. It costs more than caulk and it is the last time that valley leaks.

    Inland streets: laps, boots and patio tie-ins

    In North Palm Beach Village and Palm Beach Lake Worth Estates the fix is under the tile or at a tie-in. A course or two above the failure comes up, the cracked underlayment is cut back to sound material, new self-adhered membrane is lapped in, the split boot is replaced, the patio flashing is rebuilt, and the tile goes back. It holds for years while the rest of the felt is supple; when a probe finds it brittle across the slope, we say so before you pay for a bridge.
