On the frame cottages of Old Lucerne and South Palm Park, leaks tend to start at the same spots: the low porch roof where it joins the main roof, the drip edge at the eave, and old metal shingle left under the asphalt that has rusted through to the plank boards. Sealant spread on the surface reaches none of them.
We open the area, replace the soft boards, and flash the porch junction so the water is carried off the roof.
On the Mission and Mediterranean Revival houses in College Park and Old Town, water usually gets past the chimney and wall flashings, or through underlayment that has worn out beneath tile that still looks sound. Along the lagoon front and out toward the Casino, salt corrodes valleys and flashings while the roof around them is fine.

Permits are filed on the city's online application, with lookups and inspection scheduling in Click2Gov; the city takes next-day inspection requests until 4 pm. Because the city owns its electric utility, the service mast and weatherhead are coordinated with Lake Worth Beach Electric, not FPL.
Six local historic districts, College Park, Northeast Lucerne, Old Lucerne, Old Town, Southeast Lucerne and South Palm Park, sit under the Historic Resources Preservation Board, and a certificate of appropriateness is required before the permit can be issued. The board has refused standing seam over an original metal-shingle roof on North Ocean Breeze: the replacement has to replicate the look of the original. The mainland is 160 mph; the lagoon front and the Casino strip are 170 mph.

The water usually gets past the metal flashing where the chimney meets the roof. We open the covering around the chimney, replace the step and counter flashing, and check the deck beneath for rot before closing it up.
On clay barrel tile we detach the pieces around the chimney and reset the same tile so the roof looks as it did, and any masonry that needs a mason is noted in your written findings.
Only when the repair gets large. Florida's quarter-roof rule: when more than a quarter of a roof system or section is repaired, replaced or recovered in any 12-month period, the roof covering across that entire system or section must be replaced or recovered to meet current code requirements.
An exception applies if that system or section was built, repaired or replaced in compliance with the 2007 Florida Building Code or a later edition: only the portion being repaired, replaced or recovered must meet applicable current code requirements. Often not for a small repair. A state law that took effect this July lets certain smaller residential jobs go ahead without a permit, and the city posts the notice on its website.
Larger repairs, and any repair that changes the roofing material in a historic district, still go through the building division, with the board's certificate first where it applies. We check your repair against both before pricing it, and the written quote says whether a permit is part of the job.
