Roofing in Wellington

Wellington is inland. There is no salt air, which is kinder to flashings and fasteners than the coast, and the trade for that is open ground and big roofs.

Most of what we work on across the village is concrete tile over wood trusses in barrel, flat and S profiles, from Olympia to Binks Forest. The whole village sits inside the county's wind-borne debris region, so tile is fastened to the coastal standard even this far from the water.

Wellington also has a fresh storm memory. In October 2024 a tornado spun off Hurricane Milton and did serious damage across part of the village, around Palm Beach Polo and Versailles among other places, and some of what it did to roofs, at the truss connections and the tile attachment, does not show from the street.

Our recent Wellington work runs across the village: re-roofs on Stirrup Lane, Laurel Valley Circle, Barnstable Road, Exotica Lane, South Calumet Circle and Bedford Mews Drive, and repair calls on Lake Shore Drive, Meadow Wood Drive, Scribner Lane, Mantova Drive, Fountain View Boulevard and Saint Andrews Road. More of it comes through builders, property managers and other trades than in any other town we serve, and the rest by neighbours passing our name along.

Those roofs keep teaching the same lessons. On a tile roof the tile is rarely the problem.

The underlayment under it wears out, the mortar at the ridges and hips cracks and the flashings at the walls let go, so a roof can look fine from the driveway and be finished underneath. The other lesson is paperwork.

The association letter is often the slow part, so we start it the day you sign, and we do not order tile until it is back.

1. Have the roof inspected before deciding anything. Since the tornado, a Wellington roof inspection means counting cracked and slipped tiles, checking the ridge and hip mortar, lifting tiles to see the underlayment, and checking that the trusses and the roof-to-wall straps are still tight.
2. Sometimes the answer is a repair and fresh mortar at the ridges. Sometimes the underlayment is done and it is a new roof even though the tile looks fine; the written recommendation will say which and why.
3. If it is a new roof, ask your association for the approved tile list before you fall for a colour, ask whether your tile is sound clay barrel that can be lifted and reset over new underlayment or the roof needs new tile, and get the workmanship warranty and the material warranty in writing as separate documents. On a horse property, have us quote the house and the barns as one job so the permit set and the roofers go out once.

Usually, and ask them before you ask us. Most associations here want to see the tile colour and profile, and some keep an approved list.

Get that letter first. The village permit comes after it, and we will not order tile until the letter is in hand, because tile bought against the wrong palette is the expensive mistake in this town.

If your committee wants samples or a roof drawing, tell us and we will prepare that packet with the same care as the permit.

Tile, most of the time. Most of what we see behind the gates is concrete tile over wood trusses and the associations tend to keep it that way.

Shingle is lighter and quicker to put on, and we install plenty of it elsewhere in the county, but in Olympia, Versailles or Binks Forest check the association rules before you price it. Where clay barrel tile is sound and the underlayment is not, lifting and resetting that tile keeps the look the committee approved and replaces the layer that failed; concrete tile is priced as new tile.

On an equestrian parcel the barns are a separate conversation, and we look at the whole property in one visit.

The village publishes its own plan review chart, and the permit is usually the quicker half of the wait; the association approval is the slower half. We file through ProjectDox the day the letter comes back and book inspections through the village portal as each stage is ready.

Weather and tile delivery add their own time, so ask any roofer for the sequence rather than a single date: association letter, permit, tile delivery, tear-off, dry-in, inspections, final.

It did real damage across part of the village, and some of that damage does not show from the road. Wind that strong lifts tile and breaks the attachment without moving the tile far, cracks ridge and hip mortar and can work the truss connections and roof-to-wall straps loose.

If you were anywhere near its path, around Palm Beach Polo or Versailles, and nobody has walked the roof since, call us. The look costs nothing and we photograph everything we find, so you have a record before the next season.

June through November. Have the roof walked in the spring and get loose tile, cracked mortar and lifted flashing fixed before the wind comes; tile that is already loose is what ends up in the pool.

After any storm, look at the ridges and valleys from the ground and check the ceilings before anyone climbs. If you see slipped tile or a stain inside, call and we will photograph it; a small repair in spring is a different bill from a section of roof after a storm.

Wellington is inland tile country, concrete tile over wood truss on wide 1990s homes, and on those roofs the tile outlasts the underlayment, so the underlayment cycle sets the date, and the re-roof is new concrete tile over new underlayment. In Palm Beach County a shingle roof generally lasts 13 to 18 years, tile 15 to 20, metal 20 to 25, and a flat roof 15 to 20.

There is no salt air here. What Wellington has that no other town does is a fresh tornado history: the October 2024 tornado from Hurricane Milton ran through the village, and a roof inspection here now includes the truss-to-wall and deck connections, not just the covering.
