A leak on a tile roof in the Gardens almost never shows up where the water gets in. The stain on a bedroom ceiling in BallenIsles can trace back to a valley, a pipe boot or a wall flashing well upslope, because tile sheds water and the underlayment beneath it carries whatever gets past.
We lift tile at the suspect spots, follow the wet track across the underlayment to its source and photograph what we find. You see the failed detail before anyone talks about a repair, and the scope is written to that detail, not to the whole slope.
The tile on a mid-nineties Mirasol or Evergrene roof is usually sound. The underlayment under it is the layer that ages, and a leak at one valley is often the first sign that the felt across the roof has gone brittle.
When we open a repair we check the underlayment on either side of the failure and tell you which of these it is: a local fault we can fix and walk away from, or the first of several. That is the repair-versus-replace question, and the photographs answer it better than the age of the roof does.

We match the tile profile and colour as closely as supply allows and photograph the patch. Where the scope needs a city permit, we file it on the Community Development Portal from our registered contractor account, with the quarter-roof rule in view.
The price moves with access, height and how much tile has to come up to reach the failure, not with the size of the stain. A tall roof behind a gate in Frenchman's Reserve costs more to stage than a low roof in Steeplechase, and a valley rebuild takes more underlayment and labour than a pipe boot.
The estimate lists each of those lines. Our workmanship on the repair carries a written warranty; the tile, underlayment and flashing materials carry the manufacturer's.
Neither covers parts of the roof we did not touch, and we say so in writing so there is no argument later.
Whether a leak repair in Palm Beach Gardens needs a permit depends on its size, and we tell you before we quote.
Palm Beach Gardens takes permits on its Community Development Portal, a PDF-only system where the contractor registers before anything is filed. The city posts its own Reroofing Form 400 for flat roofs and offers paid expedited review on published ten-business-day and two-business-day tracks; its FAQ says smaller permits may be approved within days.
Inside PGA National the association's rule comes first: a single-family re-roof needs Architectural Review Committee approval and must finish within 45 calendar days of starting, so tile delivery and staging are booked before tear-off. The city straddles the 160 and 170 mph wind lines, so we check the parcel, not the ZIP code. Under the new covering we specify a self-adhered secondary water barrier, one of the methods the code allows.

Because tile is the shield, not the waterproofing. The underlayment beneath it does that work, and on a mid-nineties roof in Mirasol or PGA National it has been baking under the tile for a long time.
When it cracks at a valley, a wall or a pipe boot, water runs along the top of it until it finds a fastener hole or a lap. We lift the covering at those spots, follow the wet track and photograph the entry point, so the repair is aimed at the layer that failed rather than at the tile that happens to sit over the stain.
In most Gardens club communities, yes, at least a notice. PGA National's association approves exterior changes before they start, and BallenIsles, Frenchman's Creek and Alton each have their own committee and their own matching expectations for profile and colour.

Repair when the failure is local and the underlayment around it is sound enough to tie into; replace when the underlayment has gone brittle across the roof. The quarter-roof rule considers how much of a roof system or section is repaired, replaced or recovered in any 12-month period.
Above a quarter, the roof covering across that entire system or section generally must be replaced or recovered to meet current code requirements. If that system or section was built, repaired or replaced in compliance with the 2007 Florida Building Code or a later edition, only the portion being worked on must meet applicable current code requirements.
We check which applies before we price. On a Gardens clay barrel roof at the end of its first underlayment, a relay often makes more sense than a string of patches.
