Water enters at a point, a corroded valley, a split pipe boot, an opened chimney flashing, a failed seam on a flat porch roof, and travels along the felt until a nail or a lap lets it drop, often rooms away.     Century-old roofs: chimneys, parapets and plank sheathing

    On the older houses of El Cid, Flamingo Park and Northwood the leak is often at a chimney or parapet flashing that has opened over decades, or at a flat porch roof whose membrane has been patched once too often. Under the clay the sheathing may be plank rather than plywood, and a soft board shows up as a stain two rooms away. We rebuild flashings in copper or stainless, re-cover the porch section properly, replace the failed boards, and relay the salvaged clay so the repair vanishes into a roof the preservation board wants left looking as it does.

    Intracoastal blocks: corrosion repairs

    Along Flagler Drive and in Southland Park and Ellamar the leak is usually in the metal. Rusted-through valley flashing is cut out and relined in stainless or copper, drip edge renewed along the full eave, corroded hip and ridge fasteners pulled and the caps re-bedded and screwed with stainless, and the tile around the repair lifted, saved and relaid. Half-measures on a salt-side roof come back within a couple of seasons, so we do not make them.

    Community and association roofs: one leak is rarely one leak

    In the community roofs off Village Boulevard and near the President Country Club, buildings roofed together fail together, and a leak in one unit is a warning for the row. We inspect the whole building, photograph every failing lap, boot and valley, and give the board or manager an itemized scope that separates what must be fixed now from what can be scheduled.     After a blow, a roofer secures a tarp or a temporary dry-in over the opening, batten-fastened, photographs the damage for your file, and returns for the permanent repair once the deck has dried enough for membrane and mortar to bond.
