Low-slope roofs
Flat roof replacement and drainage
A flat roof replacement is its own kind of job. A pitched roof sheds water. A flat roof holds it and walks it slowly toward a drain, and if the slope is off or a seam opens, the water sits there until it finds a way in. That's why a flat roof can't be built like the rest of the house, and why the flat parts of a home, the Florida room, the addition, the garage tie-in, give out years before the main roof when they were done with the wrong material. Low-slope roofs
Membranes for low-slope roofs
TPO, modified bitumen and EPDM each fit a different roof. Drainage is part of every choice.
TPO
TPO is a white membrane with seams welded together by hot air. It throws the sun back, so the roof and the rooms under it run cooler. Because the seams are welded and not glued, a good install stays tight at the seam for the life of the membrane. It's the flat system we install most, on commercial roofs and on the bigger flat sections of homes.
Modified bitumen
Modified bitumen is the asphalt sheet, torched or self-adhered, that stands up to foot traffic and rooftop equipment. It's the traditional Florida flat roof and still the right call where the roof gets walked on or carries air handlers. It's also what we reach for on the small flat sections of a house, where a welded membrane is more than the job needs.
EPDM
EPDM is the rubber membrane you see on older flat roofs. It's tough and it flexes, which is why it lasts. It's black, so it runs hotter than TPO under our sun, and it's glued at the seams rather than welded. We install it where it fits, and we'll tell you straight when TPO or modified bitumen would serve you better.
Drainage and slope
Flat roofs fail at the details. Drains that clog, scuppers set too high, seams at a wall, pipe penetrations, and low spots where water ponds. A proper flat re-roof fixes the slope with tapered insulation, resets the drains and flashes every penetration. Those are separate lines on your written price, and the work carries our Lifetime Workmanship Warranty.

What does a flat roof replacement involve?
We strip the old roof, check the deck, and fix the slope with tapered insulation so water heads for the drains instead of sitting. Then the new membrane goes down, the drains and scuppers get reset, and every pipe and wall gets flashed. Size, drainage work and the condition of the deck move the price, and you get it in writing before we start.
TPO or modified bitumen for my flat roof?
TPO for most commercial roofs and the bigger flat sections: white, cooler, welded seams. Modified bitumen where the roof carries foot traffic or equipment, or for a small flat section on a house. We look at the deck, the drainage and how the roof gets used, then recommend one and price both.
Why does my flat roof keep leaking after repairs?
Usually because the repairs chased the wet spot instead of the cause. A low area that ponds, a drain that backs up, or a seam at a wall that opens every time the building moves. We walk the roof after a rain, find the ponding and the way in, photograph it, and price a fix for the cause.
How long does a flat roof last in Florida?
A well-built one gives you a good couple of decades. What shortens it is standing water and clogged drains, and both are easy to catch early. Keep the drains clear and have someone look at the seams after storm season.
