Roof repair in Delray Beach
Request your free inspection
Roof repair in Delray Beach covers more than leaks: a slipped tile in Del-Ida Park, lifted shingle on a Nassau Park cottage, a worn flat section over a Seagate porch or loose fasteners on a metal roof near the Intracoastal. Every repair starts with a free inspection, photos of the findings and a written scope with the price before any work begins.
We repair tile, including clay barrel tile, shingle, flat and metal roofs, and inside the historic districts we check that a repair keeps the existing look before it is scoped. Molsbee Roofing has served Palm Beach County since 1975 from our shop in Lake Worth Beach, under Florida license CCC1327429.

Planning a roof repair in Delray Beach
Repair or replace on an east Delray roof from around 1980
East of the Intracoastal much of the housing dates from around 1980, and many of those roofs have been recovered at least once, so the build year tells us little. We read the permit record on eServices to date the current covering, then judge the roof by what it shows.
A slipped tile, a lifted shingle course or one failed wall flashing on a sound roof is a repair. Brittle underlayment across several slopes, or water showing up somewhere new after each patch, points to replacement.
The written scope draws that line and prices the repair on its own.
Del-Ida Park and Marina District tile: reset the tile you have
The Mediterranean Revival houses in Del-Ida Park and the Marina District carry tile that sets the look of the street, so a repair aims to keep it. Where clay barrel tile is sound but the underlayment under it has failed, we detach the tile, replace the underlayment and flashing, and reset the same tile.
Cracked pieces are matched for profile and color before work begins, and our crews wear protective, safe footwear on tile. If no match can be found, the change goes to the Historic Preservation Board before anything is ordered.
Nassau Park shingle, porch flat roofs and beach-side metal
The Cape Cod cottages in Nassau Park carry shingle on board decks, so we check the boards around a damaged area before new courses go in. Flat sections over porches and garages east of the water usually fail where they meet the pitched roof or at rusted edge metal; we rebuild that junction and replace the edge in a salt-resistant grade.
On metal roofs in Seagate and Tropic Isle, backed-out fasteners and corroded laps are refastened or replaced with compatible metal, never sealed over.
What a Delray inspection can confirm, and what waits for the opening
From the roof and the attic we can confirm the covering, the edge metal, the valleys, the wall flashing and any stains on the deck. Underlayment under tile we have not lifted, board decking beneath a cottage roof and the fasteners holding it stay unseen until the area is opened.
The scope lists both groups. Anything found once the roof is open, such as soft boards or rusted valley metal, is photographed and written up as a separate line for your approval before we close it.
How it works in Delray Beach
Permits in Delray Beach
For work in Delray Beach, confirm requirements with the building department responsible for the property and complete any required historic or HOA review before ordering materials or beginning work.
The City of Delray Beach issues the roofing permit through its eServices portal, and re-roofs are express permits: with every document uploaded up front, most are issued within three business days. We confirm the permit scope before we assume a change of material has the same application as every other reroof.
Five local historic districts change the order of work: Old School Square, Nassau Park, Del-Ida Park, Marina and West Settlers. Inside a district the Historic Preservation Board reviews exterior changes first, and it has ruled on roof colour before, so the material and colour are settled before the express permit is used.
East of the Intracoastal the design wind speed is 170 mph; west of it, 160 mph. The whole city is in the wind-borne debris region. We specify a self-adhered secondary water barrier on the Delray re-roofs we build.
- Three miles of beach and the Intracoastal
- Salt air reaches the flashing and fasteners on the east side first. Coating condition, edge corrosion and fastener compatibility get a close look, because mixing incompatible metals at a joint causes the problems later.
- Houses from 1980, cottages from the 1920s
- The median house east of the Intracoastal was built around 1980. Inside the districts the frame vernacular, Mediterranean Revival tile and Cape Cod shingle cottages date to the 1920s to 1940s, and the roof detail follows the house.
- Wind-driven rain
- Roof-to-wall details, edge metal and fastening are named in the proposal. Standing seam conceals the attachment; other systems use exposed screws, and we explain the future inspection points either way.

Is my Delray Beach roof worth repairing, or has it reached replacement?
That depends on the roof around the damage, not the age of the house. A local failure on sound material is worth repairing; a covering with nothing sound left to tie into is not.
The quarter-roof rule considers how much of a roof system or section is repaired, replaced or recovered in any 12-month period. Above a quarter, the roof covering across that entire system or section generally must be replaced or recovered to meet current code requirements.
If that system or section was built, repaired or replaced in compliance with the 2007 Florida Building Code or a later edition, only the portion being worked on must meet applicable current code requirements. For a Delray roof we read the permit history on eServices and measure the damaged section before we price, and you get both options in writing with the photographs.
Can a repair on my Marina District or Nassau Park house change the tile or color?
Not without approval. Old School Square, Nassau Park, Del-Ida Park, Marina and West Settlers are local historic districts, and a visible change of material or color there needs a Certificate of Appropriateness from the Historic Preservation Board before a permit.
In a 2021 Marina District decision the board approved a reroof only on condition that the tile be white, though charcoal had been proposed. A repair that matches the existing material keeps the house as it looks now, so we photograph the profile and color first and work to match them.
Does a roof repair in Delray Beach need a city permit, and what paperwork comes with it?
It depends on the scope, and we confirm it with the City of Delray Beach Building Division before work starts. When a permit is needed we file it through eServices and book the inspections the scope calls for through the same portal.
A repair that would change the look of a house in a historic district goes to the board first. You get photographs before and after, the permit record when one was pulled, the manufacturers' product warranties in writing and, on request, a roof certification letter for your insurer.
Water is coming through the ceiling now. Where does a Delray repair start?
With the entry point. For an active leak, finding where the water gets in comes before any wider repair, and our Delray Beach roof leak repair page covers how that is done.
Call 561-318-8624, answered 24 hours a day; the first visit dries in the area and photographs what was found. Once the water is stopped, the rest of the roof is inspected and anything beyond the leak goes into the written scope as its own item.
