Do you waterproof balconies?
Yes. A balcony over a living space is a common call. We strip the old coating, repair the deck, fix the slope and the drain, and apply a membrane made for walking on.
How do I know my balcony or deck is leaking?
A stain or bubbling paint on the ceiling below, a soft spot underfoot, a coating that is peeling or cracked, or water that stands after rain. Any one of those, call us.
Can you waterproof a flat roof instead of replacing it?
Often, yes. If the membrane is sound and the problem is seams, drains or age on the surface, a coating or an overlay can buy years. If the insulation underneath is wet, a coating traps it. We check before we recommend.
What does waterproofing cost?
It depends on the size, what is under the surface and how much prep it needs. We look for free and give you one price in writing.
How long does waterproofing last?
It depends on the system, the sun and how much foot traffic it gets. The prep matters more than the brand. We tell you what to expect for your surface.
What does the inspection check on a balcony or flat roof?
Where water stands after rain, the drains and scuppers, the joint where the surface meets the wall, the railing posts and door thresholds, and the condition of the coating or membrane. We photograph each finding. What we cannot see without opening the surface is whether the deck or insulation beneath is wet; where that matters, the written scope says how we will check it and you approve any repair before it is done.
Coating, membrane or new roof: how do you decide?
A coating needs a sound, dry surface underneath. If the membrane is intact and the problem is seams, drains or surface wear, a coating or overlay can be the right answer. If the insulation or deck is wet, a coating traps the water, and the fix is to remove the wet material and install a new membrane. On TPO flat roofs, Molsbee is Carlisle-certified.
