Roof repair in Palm Beach
Request your free inspection
Roof repair in Palm Beach is mostly about what lies under the island's tile: valley metal, drip edge and flashings worn by salt from the Atlantic and Lake Worth Lagoon, and underlayment that has aged beneath sound clay barrel. The inspection is free, and you receive photos of the findings and a written scope and price before work starts, sent wherever you are if the house is closed for the season.
We repair clay barrel and flat concrete tile, standing-seam copper, flat loggia and terrace roofs and shingle, from the Estate Section and Midtown to the North End. Molsbee Roofing has served Palm Beach County since 1975 from our shop in Lake Worth Beach, under Florida license CCC1327429.

Planning a roof repair in Palm Beach
Repair or re-roof on the island: the metal and felt decide, not the tile
Mizner-era clay barrel tile often has plenty of life left when the valley metal under it has rusted through or the felt has gone brittle. A failed valley, one wall flashing or a slipped patch of tile with sound underlayment around it is a repair.
When the felt cracks across a slope and leaks show up in more than one room, a repair becomes the first of several, and a reset of the same clay over new underlayment, or new flat concrete tile, enters the scope as a separately priced option. We measure the damaged area and look up the town's permit record before advising.
Estate Section and Midtown clay: lift, renew, reset in kind
On a Mediterranean Revival house the repair aims to leave the street view exactly as it was. We detach the clay barrel tile over the failed area, replace the underlayment and the salt-worn flashing in copper or aluminum, and reset the same tile, matching profile and shade for any piece that breaks.
Crews on the tile wear protective, safe footwear. A repair that puts back what is there usually needs no board; a different profile, color or material goes to the Architectural Commission, or to the Landmarks Preservation Commission on a landmarked house, before the permit.
Loggias, terraces and copper: the other island roofs
Behind the tile, many island houses carry flat sections over a loggia, a garage, a guest wing or a terrace, often coated over more than once. Their edges fail first, where the termination bar and counter-flashing take salt from both shores, so we replace the failed termination in copper or aluminum and tie the membrane back into it instead of sealing over rust.
Standing-seam copper is repaired with copper and matching fasteners so no dissimilar metals touch. On a condominium on Sloan's Curve or the south-end island, each roof area gets its own findings and price.
Town hours, design review and an owner who is away
Repairs follow the town's construction ordinance: from December to April, weekdays only with no heavy equipment early in the morning; from May to November, longer days but no Sundays; and a pause from December 24 to January 1. We plan each opening so it is dried in inside the allowed hours.
The permit, when one is needed, is filed through the town's EPL portal, where we are registered. For a house closed for the season, your property manager gives us access and the photographs reach you before anything is approved.
How it works in Palm Beach
Permits in Palm Beach
For work in Palm Beach, confirm requirements with the building department responsible for the property and complete any required historic or HOA review before ordering materials or beginning work.
On the island the roof goes to a design board before it goes to the permit desk. A re-roof that changes the material or appearance goes before the Architectural Commission, which looks closely at roof tile profile; a landmarked house goes to the Landmarks Preservation Commission instead. The permit form asks whether the scope has been before either board and records the existing and proposed roof material. Every contractor registers with the town in the EPL portal first.
The work calendar is town ordinance: December to April, weekdays 8 to 5 with no Saturdays, Sundays or holidays and no heavy equipment before 9; May to November, 8 to 6 with no Sundays; a construction pause from December 24 to January 1. The island is not exempt from the Saturday rule. The whole island is in the 170 mph band, and on the re-roofs we build a self-adhered secondary water barrier is sealed to the deck.
- Eighteen miles long, under a mile wide
- Palm Beach is never wider than three quarters of a mile, with the Atlantic on one side and Lake Worth Lagoon on the other. No roof here is far from salt spray or open wind.
- Mizner's tile
- Mediterranean Revival tile is the island's signature, set by Addison Mizner's 67 structures from 1919 to 1924. In the Estate Section and Midtown, matching profile and colour is the job, not an option.
- The south-end condo island
- The guard-gated island off the south end holds ten low-rise associations built from 1968, including Villa Tambour. Building-by-building re-roofs run to the same seasonal clock as the houses.

Can an old clay barrel roof on Palm Beach be repaired, or does it need replacing?
Often it can be repaired, because on the island the metal and the felt usually fail before the clay. The quarter-roof rule considers how much of a roof system or section is repaired, replaced or recovered in any 12-month period.
Above a quarter, the roof covering across that entire system or section generally must be replaced or recovered to meet current code requirements. If that system or section was built, repaired or replaced in compliance with the 2007 Florida Building Code or a later edition, only the portion being worked on must meet applicable current code requirements.
We look up the roof's permit history with the town and measure the damaged section before pricing, and you receive the repair, a clay barrel reset and new tile priced side by side in writing.
When does a Palm Beach repair need the Architectural Commission or a permit?
A repair that puts back the same tile profile, color and material keeps the house as the board last saw it and generally stays at the permit desk, if it needs a permit at all. A change of tile, a new material on a porch roof or any visible change on a landmarked house goes to the Architectural Commission or the Landmarks Preservation Commission first, and the town's permit form asks whether the scope has been before either board and records the material coming off and going on.
We describe the repair with photographs, confirm the path with Planning, Zoning and Building on South County Road and file through the EPL portal.
Water is coming into the house now. Where does an island repair begin?
Phone 561-318-8624 first; it is answered 24 hours a day. With an active leak, the first job is tracing where the water enters, and our Palm Beach roof leak repair page sets out how we do that.
We cover any opening so the rooms stay dry and photograph what we found. If a storm opened the roof in several places, our Palm Beach storm damage page covers that work; either way, the permanent repair is written up with its own scope and price inside the town's work hours.
What is checked in a Palm Beach repair inspection, and what stays hidden?
We check valley metal, drip edge, wall and chimney flashings, pipe collars, ridge and hip tile and their mortar, flat-roof edges and drains, and the attic where access allows. What stays hidden until the area is opened is the felt beneath tile we have not lifted, the deck under it and the condition of metal tucked under the tile courses.
The written scope lists both, and anything found once the roof is open, such as a soft deck board, is photographed and priced for your approval before it is covered, with the photographs sent to you if you are away.
Who repairs roofs on the island, and what paperwork comes with the work?
Molsbee Roofing, family-owned since 1975 and started by Don Molsbee, crossing the lagoon from our shop in Lake Worth Beach. Our island work includes a repair on North Lake Way and re-roofs on Royal Poinciana Way, Everglade Avenue and Orange Grove Road, most of it for owners we had worked for before.
You receive before-and-after photographs, the town permit record when one was pulled, the manufacturers' product warranties in writing and, if your insurer asks, a roof certification letter. Florida license CCC1327429, registered with the town; GAF Certified Contractor, Owens Corning Preferred Contractor; rated 4.8 from 200+ Google reviews; 561-318-8624, answered 24 hours a day.
