Roofing in Lake Worth Beach

1. If your house is in a district, the certificate comes before the permit and before any deposit, and we can tell you at the inspection whether like-for-like will clear at staff level or has to go to the board. On any pre-war cottage, get the re-nail and re-deck line in writing before you compare shingle prices, because that line is what separates a fair quote from an incomplete one; we specify a self-adhered secondary water barrier over the deck on our re-roofs, so ask whether each quote includes one.
2. If the service mast has to move, tell us early so the city electric department is on the schedule and your power is off for hours rather than days. Only inside a district: College Park, Old Lucerne, Northeast Lucerne, Southeast Lucerne, South Palm Park and Old Town. There you need a certificate of appropriateness from the Historic Resources Preservation Board before the permit can be issued, and the replacement has to look like the original roof.

Like for like, shingle for shingle or metal shingle for metal shingle, can usually be approved by staff without a hearing; a change of material goes to the board. Outside the districts, the city permit alone, and we can tell you at the inspection which side of the line your address is on.

The board has said no to that, on an Old Lucerne cottage on North Ocean Breeze. The rule is that a replacement roof should replicate the appearance of the original, and standing seam does not look like metal shingle.

Match the house. The Mediterranean houses in College Park and Old Town were built for tile, and their walls and framing carry it.

The frame cottages of Old Lucerne and the bungalows of South Palm Park were built for shingle or metal shingle, and their framing was never meant to carry concrete tile; putting tile on one is a structural question before it is a roofing one. In a district the board decides for you, and it will want what was there.

Outside the districts the practical answer on a cottage is still shingle over a re-nailed plank deck, with the self-adhered secondary water barrier we specify (the code allows more than one method), new drip edge and flashings, and edge metal chosen for the salt off the lagoon.

Quick, once the paperwork is right. Our shop is in town, we file the day you sign, and inspections are booked through the city's system for the next day once the roof is ready.

Inside a district the certificate adds time and we say so up front, because the permit will not issue without it. The other thing that slows a job is a scope that leaves the deck out; we price the re-nail and any plank replacement before we file, so there is nothing to amend later.

June through November. On the cottages here the weak spots are the edge metal, the flashing at the porch roofs and any patch of shingle over a soft board; on the Mediterranean houses it is slipped tile and cracked ridge mortar; on the flat roofs downtown it is the drains and the parapet flashing.

Have it walked in the spring, get the loose pieces fixed before the wind and keep the inspection photographs, so you have a before picture if a storm does come. After a storm, look from the ground and inside the ceilings before anyone climbs, and call us; the inspection costs nothing and we are a few minutes away.

Lake Worth Beach's core is 1912 to 1949 frame cottages and Mission houses in six historic districts, so the roof on many of them is its third or fourth, and what is under it is a board deck and sometimes an original metal-shingle roof that earlier roofers covered over. In Palm Beach County a shingle roof generally lasts 13 to 18 years, tile 15 to 20, metal 20 to 25, and a flat roof 15 to 20.

On a cottage like that, a leak at a flashing is usually repairable, but a soft deck is not a repair. The lagoon front and the casino strip sit in the higher wind band with salt; the rest of the city does not.

In a district the Historic Resources Preservation Board wants the replacement to look like the original and the certificate of appropriateness comes before the permit. Our shop is here, so an inspection is usually a short wait.
