Near the inlet we look closely at corrosion; in Abacoa we identify the actual roof system before opening it. A ceiling stain tells us where water arrived, not necessarily where it entered.
Water enters at a flashing, a valley or a pipe boot, runs along the underlayment or a rafter and shows up on a ceiling some distance away. So we start indoors, asking when the leak appears and whether a wind off the water changes it, then work back to the roof.
We check the penetrations, the valleys and the wall junctions uphill of the stain before we touch anything, and we photograph the entry point we find. If access limits the diagnosis, the report says so and names the next step instead of guessing at a cause.

Because the patch went on the symptom. Near the inlet and the Intracoastal the usual cause is corroded metal, a valley, a drip edge or a wall flashing eaten by salt air, sitting under a covering that looks fine.
Sealant over the tile or shingle above it holds for a few rains and fails. We open the connection, replace the corroded metal with a salt-rated one, re-lap the underlayment and put the covering back.
If the surrounding metal is in the same state, we say so before we take the small job.
Call and we schedule the inspection around the leak and your access; the phone is answered around the clock, so report it when you see it. Until we arrive, catch the drip, move what is under it and photograph the stain as it grows, because its shape and timing tell us something about the source.
