    What it costs

    Inlet side: the metal fails, not the tile

    On the coastal roofs at Admirals Cove and Ridge at the Bluffs, a leak repair is usually a metal repair. Rusted-through valley flashing gets cut out and replaced with stainless or heavy coated metal. Drip edge that has flaked away gets renewed along the whole eave, not just the wet foot of it. Corroded hip and ridge nails get pulled and the caps reset with stainless screws and a proper mortar or foam bed. The surrounding tile is lifted, saved and relaid, so the repair vanishes into the roof.

    Abacoa side: laps, boots and the age of the felt

    In Tuscany at Abacoa, Martinique at Abacoa, Egret Landing and Newhaven the fix is under the tile. We lift a course or two above the suspect area, cut back the cracked underlayment to sound material, lay new self-adhered membrane lapped into the old, replace split pipe boots with lead or a boot rated for the sun, and relay the tile. That holds for years when the rest of the felt is still supple. When a probe finds it brittle across the slope, we tell you the honest thing: the patch is a bridge, and the re-roof conversation starts.

    Storm damage: tarp today, repair when it is dry

    After a blow off the Atlantic the job splits in two. First a roofer secures a tarp or a temporary dry-in over the opening, batten-fastened so the next gust does not take it, and photographs the damage for your file. Second, once the deck has dried enough for membrane to bond, the permanent repair goes in: tile reset or replaced, ridge and hip caps re-bedded, torn fascia renewed. We say when we can be there, and we do not promise a window we cannot hold. A tarp is a pause, not a fix.
