    Are metal roofs good in hurricanes? Yes. A standing seam metal roof, put on to the Florida Building Code with the clips set for your wind zone, is about as strong a roof as you can put on a house near the coast. It sheds rain the second it lands, and it doesn't soak up heat the way a dark shingle roof does. You'll see a lot of metal going up in Jupiter and Tequesta and on the new builds along the water, and more every year on plain family homes inland. We're Molsbee Roofing.     Standing seam panels lock together at a raised seam and clip to the deck underneath. No screw sits out in the salt air. On the coast that's the whole game, because exposed screws and their rubber washers are the first thing to rust and leak. It's the metal roof we recommend for a home you plan to keep, and the one you'll see on most of the new builds near the water.

    Exposed-fastener metal panels

    Ribbed and corrugated panels screw straight through into the deck. They cost less and suit a shed, a barn, an addition or some ranch homes. The trade is the screws. Every one of those rubber washers sits in the sun, dries out, and needs checking and replacing as the years go by. We price both kinds so you can see the gap and decide for yourself.

    What goes under the panels

    A metal roof is only as good as what's under it. Metal gets hot in a Florida summer, and regular underlayment softens under it and gives out early. We use a high-temperature underlayment made for metal. Before that, we strip the old roof and replace any soft wood. Then the panels, the clips spaced for your wind zone, and flashing at every wall, pipe and valley. We photograph the deck before we cover it, and the roof carries our Lifetime Workmanship Warranty.

    Metal roofs near the coast

    Salt is hard on metal. The closer you live to the ocean, the more the finish on the panels and the fasteners matter. Hidden fasteners keep the screws out of the salt, and the panel maker's finish warranty often depends on how far you sit from the water. If you're east of the Intracoastal, tell us when you call. It changes what we recommend for your house.

    Are metal roofs good in hurricanes?

    Yes, when they're installed right. A standing seam roof clipped at the spacing for your wind zone, over a re-nailed deck and the right underlayment, is among the strongest roofs you can put on a house here. The install matters more than the material. The county inspects the deck nailing, the underlayment and the edge metal, because those are what hold in a storm.

    Metal roofs, standing seam or screw-down: what's the difference?

    Standing seam hides every fastener under a locked seam, so nothing sits out in the weather. Screw-down panels put every screw through the face of the panel, and those screws and washers need looking after over the years. Standing seam costs more and lasts longer on the coast. We'll price both for your house.

    Is a metal roof loud when it rains?

    Not on a house. The panels sit on a solid wood deck with underlayment under them and insulation in the attic, so a summer downpour sounds about the same as it does under shingle. The tin-roof-on-a-barn sound comes from panels over open framing, which is not how a home is built.

    Metal roof or tile roof in Florida?

    Both last for decades and both pass the wind code. Tile is the look most neighborhoods here were built with, and it's heavier. Metal is lighter, sheds water faster, runs cooler and handles wind at least as well. If your HOA requires tile, that settles it. Otherwise we price both side by side and let you choose.

    Does a metal roof help with the power bill?
