Inside the line, the City of Boca Raton Building Division takes the application on Boca eHub and the plans on Boca Eplans, and reviews them before the permit issues; Camino Gardens, Boca Square and University Park are city.

    Boca Del Mar and Boca Pointe carry a Boca Raton address but sit in unincorporated county, so those roofs are filed with Palm Beach County on ePZB, where a licensed roofer can self-issue a standard re-roof permit almost at once. Old Floresta and Pearl City, the two local historic districts, need a certificate of appropriateness before the permit.

    Roof age changes with the ZIP. The older core around Palmetto Park Road and Camino Gardens dates from the seventies and carries more asphalt shingle than tile.

    Boca Del Mar was platted in the early seventies and built out through the eighties as a planned community, and Boca Pointe beside it is a set of villages; concrete tile is the rule in both. Along Glades Road, from Town Center to the offices at the Innovation Campus on Yamato Road, the roofs are flat.

    What is the quarter-roof rule, and when does a Boca repair have to meet current code?

    If repairs, replacements or roof recovering cover more than a quarter of a roof system or section in any 12-month period, the code generally requires replacing or recovering the roof covering across that entire system or section to meet current code requirements. If that system or section was built, repaired or replaced in compliance with the 2007 Florida Building Code or a later edition, only the portion being worked on must meet applicable current code requirements.

    Tile, shingle or metal on a Boca Raton house?

    Tile in the planned communities, because the association usually requires it and the house was framed to carry it.     Metal works on most houses where the association allows it, and standing seam holds up well on the east side, where salt from the beach and the Intracoastal reaches the roof edge first; it costs more than shingle and less than tile, and it needs a sound deck, which is why we lift a few pieces at the inspection before we price it. In Old Floresta the guidelines favour straight barrel mission tile and list metal and shingle as not preferred, so plan on tile there.

    Does my HOA have to approve a new roof in Boca Del Mar or Boca Pointe?

    Almost always. Boca Del Mar and Boca Pointe associations keep an approved tile list and often a colour, and some want their letter before the permit is filed.

    Get the association letter first; we do not order tile until it is in hand, because a wrong profile is a roof that comes back off. In the older core, outside the historic districts, the permit alone is usually enough.

    Inside Old Floresta or Pearl City it is the city's certificate of appropriateness that comes before the permit, with the Historic Preservation Board reviewing the material. We help assemble the product details each review asks for, so the letter and the permit move without a second round.

    When to replace a roof in Boca Raton

    Central Boca is two housing eras side by side. The 33486 streets around Camino Gardens and Boca Square date from the 1970s, so an original roof there is long past its life and a second roof is likely near the end of it.

    In Palm Beach County a shingle roof generally lasts 13 to 18 years, tile 15 to 20, metal 20 to 25, and a flat roof 15 to 20. Boca Del Mar and Boca Pointe are 1980s planned communities with tile specifications, where the tile usually outlives the underlayment beneath it; on concrete tile the answer is new tile over new underlayment, lift-and-reset is for clay barrel tile only, and the association's color rules come first.

    The town is inland of the Intracoastal, so salt is less of a factor than at the beach. Which permit desk you use depends on the parcel: the city's eHub inside the line, the county's ePZB self-issued re-roof permit for Boca Del Mar and Boca Pointe.

    Boca Raton is two permit regimes on one page. Inside the city line, the Building Division at 200 NW 2nd Avenue takes the application on Boca eHub, with plans uploaded to Boca Eplans. Boca Del Mar and Boca Pointe in 33433 sit outside the city, so those roofs are filed with Palm Beach County on ePZB, where a single-family re-roof is self-issued.

    Two local historic districts, Old Floresta and Pearl City, need a certificate of appropriateness first. The Old Floresta guideline prefers straight barrel mission tile in terracotta and lists asphalt shingle, metal shingle, standing seam and wood shakes as not preferred; the order is repair, then in-kind, then something appropriate.

    The oceanfront along A1A is in the 170 mph design wind band; the mainland is 160 mph. The code sets the secondary water barrier requirements for a re-roof and allows several methods; ours is a self-adhered membrane over the deck.
