TPO for homes and commercial roofs
TPO roofing is the white membrane you see on flat commercial roofs all over Palm Beach County, and on more flat sections of homes every year. The sheets roll out over insulation, get fastened or glued down to the deck, and the seams are welded together with hot air. Done right, the whole roof is one skin with no glued joint to dry out. The white top throws the sun back, so the roof and the rooms under it run cooler and the air conditioner gets a break. Seams, insulation and re-covering
TPO sheets roll out over insulation and join at seams welded with hot air.
Welded seams
The seam is where a flat roof leaks. TPO seams are welded with hot air so the two sheets become one piece, and a welded seam doesn't dry out and open the way a glued one can after years of sun. We probe every seam after welding, and the county inspects the work.
Re-cover or tear off
If the old roof is dry and the deck is sound, TPO can go over it with a separation board, which saves the tear-off and the dumpster. If the insulation is wet or the deck is damaged, it all comes off and the roof is rebuilt with new insulation and tapered drainage. We test for wet insulation before we recommend either, and we show you the results.
Tapered insulation and drainage
Most flat-roof problems are slope problems. A TPO rebuild is the chance to fix them with tapered insulation that walks the water to the drains instead of letting it pond. Drains, scuppers and overflows get reset as part of the job and show as their own line on the price. The work carries our Lifetime Workmanship Warranty.
TPO on the flat part of a house
Plenty of homes here have a flat section: a Florida room, an addition, the porch roof, the part behind a parapet. Those are the pieces that leak first when they were done with the wrong material. What is TPO roofing?
It's a single-ply membrane, usually white, rolled out over a flat or low-slope roof and welded at the seams with hot air. It throws back heat, stands up to standing water, and is the most common flat commercial roof going on in Florida today.
How long does a TPO roof last in Florida?
A good couple of decades when it's installed with welded seams and proper drainage. Standing water and clogged drains are what shorten it, and both are easy to fix early. We put what we find in photos so you can see it for yourself.
TPO or modified bitumen for my building?
TPO for most flat commercial roofs: cooler, welded, lighter. Modified bitumen where the roof carries heavy foot traffic or rooftop equipment. We look at the deck, the drainage and how the roof gets used, recommend one and price both.
Can you replace a TPO roof while the building stays open?
Yes. We work the roof in sections, keep the drains open at the end of every day, and plan the noisy parts around the building's hours. The board or the manager gets that plan in writing before we start.
Is TPO right for the flat part of my house?
