    Jupiter roofs from the inlet to Jupiter Farms

    Jupiter sits where the Loxahatchee River meets the Atlantic at the inlet, below the lighthouse, so salt air reaches a roof from two sides: off the beach along A1A and off the river and Intracoastal behind it. Edge metal, flashing and fastener choice matter more here than inland toward Military Trail or out in Jupiter Farms.

    The typical Jupiter house dates from the late eighties. In Admirals Cove and Jonathan's Landing that means original tile and original underlayment reaching the end of their lives together, so we inspect the layer beneath the tile, not just the surface.

    Abacoa is younger and reads street by street: tile, metal or asphalt shingle depending on the neighbourhood, from Antigua and Osceola Woods to Tuscany, Martinique and Mallory Creek, and we match material and profile so the street still reads as one.

    The Jupiter jobs behind our advice

    Our recent Jupiter work is a re-roof on Winding Lake Drive this summer and repairs on Traverse Circle, Fairway Drive South and Greenway Drive, and much of it came from a referral or a returning customer. We keep repair advice and re-roof advice separate: a neighbour's repair does not mean your roof needs replacing, and a re-roof on another street does not mean every nearby leak has the same cause.

    Town permits, JCDS and the association letter

    The Town of Jupiter runs its own Building Department on Military Trail, separate from the county, and every roofing permit, document and inspection booking goes through the Jupiter Community Development System, JCDS. A Jupiter mailing address does not settle jurisdiction; some addresses fall outside the town line and go to the county, so we check the parcel first.

    The town does not publish a permit turnaround and we do not quote one. It does write construction hours into its code, with no work on Sundays, and our schedule follows them.

    In Abacoa the neighbourhood's architectural review approves a new roof against its Pattern Book before the town sees the application, and Admirals Cove and Jonathan's Landing run their own reviews. We tell you what has been submitted, what is still under review and which approval comes next, so the tear-off date is real before materials arrive.

    Storm season at the inlet

    1. Storm season runs June through November. All of Jupiter is inside the wind-borne debris region.
    2. The coastal wind band takes in the beach, the Intracoastal and both banks of the Loxahatchee, and a lower band applies inland, so a waterfront roof in Admirals Cove or Jonathan's Landing is fastened to a tighter schedule than one off Indiantown Road in Jupiter Farms. The flood maps were redrawn recently, and the town says the new lines reach low-lying streets and canal and lake lots, not just the beach.
    3. In spring, have the edge metal, the ridge and hip caps and the flashing at walls and vents checked, because that is where uplift starts. After a storm, photograph the ceilings and the ground around the house, stay off the roof and call; we record what moved and tell you whether it is a repair or the start of a replacement.

    Can one leak on a Jupiter roof be repaired without a new roof?

    Often, yes, if the roof around it is sound. The stain on the ceiling can sit some distance from where the water gets in, so we ask when it appears and inspect the details uphill of it: a pipe boot, a wall junction, a valley, a satellite mount.

    Each takes a different repair. On a tile roof in Jonathan's Landing or Admirals Cove the tile and the water-shedding layer beneath it are separate questions; swapping a cracked tile is part of the fix, but it does not prove the underlayment under it is sound.

    Where the underlayment has failed at one spot on clay barrel tile, we detach and reset: lift the tile, replace the underlayment and reset the same tile, with crews in protective, safe footwear. We photograph what we find so you can follow the explanation from the ground and set out the limits of the repair in writing.

    How do I choose a roofing company in Jupiter, and spot a quote that hides the scope?

    Ask each company for a written account of what it inspected and what it proposes to change, then compare those, not the totals. A material name does not tell you whether the tear-off, the secondary water barrier, edge metal, deck repairs, ventilation and the town inspections are included, or how concealed rot found on the day will be priced and approved.

    A roofer who will not put the scope in writing, will not show photographs, or wants a signature before inspecting is telling you something.     What is the quarter-roof rule, and when does a Jupiter roof need replacing?

    Florida's quarter-roof rule: when more than a quarter of a roof system or section is repaired, replaced or recovered in any 12-month period, the roof covering across that entire system or section must be replaced or recovered to meet current code requirements. An exception applies if that system or section was built, repaired or replaced in compliance with the 2007 Florida Building Code or a later edition: only the portion being repaired, replaced or recovered must meet applicable current code requirements.

    Our inspection helps determine which applies to your roof. That is why a large patch on an Admirals Cove tile roof starts with a measured damage area and a check of which case applies to that roof section.

    Otherwise replacement is due when leaks repeat, when deterioration shows in several areas, or when a repair cannot tie into sound material. If replacement is the answer, the proposal names what stays hidden until tear-off: the decking, the old underlayment and the fastening at the edges.

    We then specify a self-adhered secondary water barrier over the deck before the new roof goes on; the Florida Building Code sets the re-roof requirements for that layer and allows more than one compliant method.

    Can we change the roof material in Abacoa or a club community?

    Yes, if the community approves it and the permit covers it, and both are checked for your property, not your street. In Abacoa the neighbourhoods follow a Pattern Book, and a metal roof on a house in Windsor Park or Valencia does not mean the same profile or colour is approved for yours in Cambridge; the architectural review committee's letter comes first.

    In Admirals Cove and Jonathan's Landing, confirm who authorises exterior work and how contractors get through the gate. We use those written requirements with the inspection findings to describe the proposed roof, then file with the town once the community has signed off.

    Allow for that review before treating an installation date as fixed. We do not promise approval for the town or the association; each reviews its own part, and we prepare both submissions.

    What does a new roof cost in Jupiter, and how do I get a written price?

    When to replace a roof in Jupiter

    Jupiter's housing includes established homes as well as newer neighborhoods, so the building's age cannot tell us when its present roof was installed. In Palm Beach County a shingle roof generally lasts 13 to 18 years, tile 15 to 20, metal 20 to 25, and a flat roof 15 to 20.

    Gather the last reroof permit and any repair records before comparing replacement options. At a riverfront or beach-side property, we examine the roof edges and exposed metal details; in Abacoa, we also ask for any current community requirements that apply to the proposed change.

The flood maps changed in December 2024, and the town says the new lines reach low-lying streets and canal and lake lots, not just A1A.
