Roof repair in Boca Raton
Request your free inspection
Roof repair in Boca Raton makes up more of our work in the city than re-roofs do, from slipped concrete tile in Boca Del Mar and Boca Pointe to tired shingle on the seventies houses around Palmetto Park Road. A Molsbee roofer inspects for free, photographs each finding and gives you a written scope and price before any work starts.
We repair tile, including clay barrel tile, shingle, flat and metal roofs, from Glades Road offices to Old Floresta, and first check whether the parcel answers to the city or the county. Molsbee Roofing has served Palm Beach County since 1975 from our shop in Lake Worth Beach, under Florida license CCC1327429.

Planning a roof repair in Boca Raton
Eighties tile in Boca Del Mar and Boca Pointe: patch or new underlayment
Boca Del Mar and Boca Pointe, with its 29 villages, average 1985, and on those concrete tile roofs the underlayment and flashings usually give out while the tile still has years left. A cracked piece, a worn valley or a wall flashing pulled loose is a repair when the underlayment we lift around it is still pliable.
When it tears at every spot we open, each patch only moves the next leak, and the honest answer is new underlayment under new concrete tile, since concrete tile is not reset. The scope prices the repair and that wider option on separate lines.
Barrel tile in Old Floresta and Pearl City, repaired to match the street
Old Floresta's guideline prefers straight barrel mission tile in terracotta and sets the order as repair, then in-kind, then something appropriate, which is the order a careful repair follows anyway. Where clay barrel tile is sound over failed underlayment, we lift it, put down new underlayment and flashing, and lay the same tile back, so the profile and color do not change.
On tile, our crews wear protective, safe footwear. A repair that would alter what the street sees needs a certificate of appropriateness from the Historic Preservation Board before the permit, in Pearl City as well.
Shingle off Palmetto Park Road, flat tie-ins and salt-worn metal
The older core around Palmetto Park Road and Camino Gardens carries more asphalt shingle than tile. A cracked pipe boot, a torn wall flashing or a few lifted tabs on shingle that still lies flat is a repair; shingle gone brittle across the slopes is not.
Florida rooms, garages and the links between village buildings often carry a flat section that fails at the tie-in or a scupper, so we rebuild that joint instead of coating it. Near the beach, the Intracoastal and Lake Boca, edge metal and fasteners take salt first, and oceanfront repairs along A1A are fastened for the 170 mph band.
What a Boca Raton inspection confirms, and what waits under the tile
From the roof and the attic we can confirm the covering, the hips, ridges and valleys, the wall and pipe flashings, the edge metal and any staining on the deck. Underlayment beneath tile we have not lifted, the deck under an intact covering and the fasteners holding it stay out of sight until the area is opened, and the scope lists both groups.
We also pull the permit record, on Boca eHub for a city parcel or ePZB for the villages, since the build year is not the roof's age. Soft boards found once the roof is open are photographed and priced as their own line.
How it works in Boca Raton
Permits in Boca Raton
For work in Boca Raton, confirm requirements with the building department responsible for the property and complete any required historic or HOA review before ordering materials or beginning work.
Boca Raton is two permit regimes on one page. Inside the city line, the Building Division at 200 NW 2nd Avenue takes the application on Boca eHub, with plans uploaded to Boca Eplans. Boca Del Mar and Boca Pointe in 33433 sit outside the city, so those roofs are filed with Palm Beach County on ePZB, where a single-family re-roof is self-issued.
Two local historic districts, Old Floresta and Pearl City, need a certificate of appropriateness first. The Old Floresta guideline prefers straight barrel mission tile in terracotta and lists asphalt shingle, metal shingle, standing seam and wood shakes as not preferred; the order is repair, then in-kind, then something appropriate.
The oceanfront along A1A is in the 170 mph design wind band; the mainland is 160 mph. The code sets the secondary water barrier requirements for a re-roof and allows several methods; ours is a self-adhered membrane over the deck.
- Beach, Intracoastal, Lake Boca and canals
- East Boca has two miles of beach plus the Intracoastal and Lake Boca, and a significant portion of the city sits in flood zones that follow the coast and the canals. Roof edges and metal take salt first.
- A 1977 core beside 1985 club villages
- The typical house in 33486 dates to 1977; Boca Del Mar and Boca Pointe, with its 29 villages, average 1985. In a tile village the quote turns on the tile: clay barrel tile can be lifted, laid back over new underlayment and reset, while concrete tile is priced as new tile.
- Flat roofs from Glades Road to Yamato
- Glades Road offices, Town Center and the 1.7 million square feet at the Boca Raton Innovation Campus on Yamato Road sit under flat roofs; recover or replace under the quarter-roof rule is the first call.

Is an eighties tile roof in Boca Del Mar still worth repairing?
Usually, while the underlayment beyond the damage is still sound; our repeat calls on Glendale Drive and La Mirada Drive showed roofs of that age losing underlayment and flashings ahead of the tile. The quarter-roof rule considers how much of a roof system or section is repaired, replaced or recovered in any 12-month period.
Above a quarter, the roof covering across that entire system or section generally must be replaced or recovered to meet current code requirements. If that system or section was built, repaired or replaced in compliance with the 2007 Florida Building Code or a later edition, only the portion being worked on must meet applicable current code requirements.
We read the county permit history on ePZB and measure the damaged area before pricing, then set the repair and the replacement side by side in writing.
Does a Boca Raton roof repair go to the city or to Palm Beach County?
That follows the parcel, not the mailing address. Inside the city line, a repair that needs a permit goes to the Building Division at 200 NW 2nd Avenue through Boca eHub, with any drawings on Boca Eplans; Camino Gardens, Boca Square and University Park are city parcels.
Boca Del Mar and Boca Pointe are unincorporated, so their permits are filed with Palm Beach County on ePZB. Plenty of small repairs need no permit, and we confirm the scope with the right desk before work starts.
In a village, a repair that changes tile or color needs the association's letter before we order anything.
Water is coming through a Boca Raton ceiling today. Where does the repair start?
Start with a call to 561-318-8624, answered 24 hours a day. While water is coming in, locating its entry point comes ahead of every other repair, and our Boca Raton roof leak repair page explains how that is done.
In Boca Pointe or Boca Grove, mention the gate so the roofer gets straight through. That first visit dries in the failed spot and records it in photographs; anything else the inspection turns up waits for the written scope as a separate line.
Damage across several slopes after a storm is the subject of our Boca Raton storm damage page.
What paperwork comes with a Boca Raton roof repair?
Before a Molsbee crew starts, you hold the inspection photographs and a written scope stating the price, the repair area, the materials going in and how a soft board or failed underlayment found underneath would be approved. When the job is done, you get photographs of the finished repair and, where a permit was pulled, the city or county record with its inspection result.
The manufacturers' product warranties come in writing. If your insurer asks for a roof certification letter after the repair, we supply one.
