Planning a roof repair in West Palm Beach
Repair or replace: the boundary is the roof around the damage
A cracked or slipped tile, a failed pipe boot, a worn valley or a few wind-lifted shingles are repairs when the underlayment and deck around them are sound. Leaks that recur in different places, or underlayment gone brittle across a slope, are not.
Florida's quarter-roof rule can limit how much of a roof system or section is repaired in a year, so we look up the roof's permit history for the address in Civic Access to help check which case applies. The written scope marks the repair boundary and prices it apart from any replacement option.
Clay barrel tile: detach, new underlayment, reset the same tile
On a tile roof the tile sheds water and the underlayment beneath it is the waterproofing. When that underlayment has failed under sound clay barrel tile, we detach the tile, replace the underlayment and flashing, and reset the same tile, so an El Cid or Flamingo Park roof keeps its profile and color blend.
Our crews wear protective, safe footwear on tile roofs. Broken pieces are matched before work starts; if no match exists and the look would change, historic staff review it before the permit.
Shingle, flat and metal repairs on the post-war blocks
Shingle roofs in SoSo and Northwood Hills fail at pipe boots, valleys and tabs lifted by wind; the repair replaces the damaged courses and seals them into the shingle around them. Flat porch roofs and additions fail at the wall flashing and the drains, so the flashing is rebuilt to height rather than coated over.
On metal we check moved seams, backed-out fasteners and edge trim, which lagoon salt near Flagler Drive reaches first. The scope names the material and the detail being repaired.
What the inspection sees, and what only opening the roof shows
We check the covering, edges, valleys, flashing and penetrations, and the attic side where there is access. What no inspection can see without opening the roof is the underlayment under tile we have not lifted, the top of a plank deck under an intact covering, and the fasteners.
The written scope says which areas were seen and which were not. If opening the roof shows soft boards or failed underlayment, we photograph it and price it as its own line for your approval before it is covered.

West Palm Beach files through Civic Access, and the City sets which re-roof inspections apply to each job, such as roof framing, roof metal or tin tag, sheathing, roofing in progress and final. In some cases inspectors accept an inspector-approved affidavit with photos, so we confirm the list for your roof before the schedule is set. The city publishes about three weeks for a compliant residential remodel review and no roofing-specific figure.
The city has eighteen locally designated historic districts and 46 sites. In El Cid, Flamingo Park, Old Northwood, Grandview Heights and the other districts, an exterior roof change needs historic review before the permit; whether staff or the board reviews it depends on the change, and the city favours in-kind replacement. Often, yes. A repair works when the damage is local and the underlayment and deck around it are sound.
Repeated leaks in different places or underlayment that tears wherever it is lifted point to replacement. The quarter-roof rule considers how much of a roof system or section is repaired, replaced or recovered in any 12-month period.
Above a quarter, the roof covering across that entire system or section generally must be replaced or recovered to meet current code requirements. If that system or section was built, repaired or replaced in compliance with the 2007 Florida Building Code or a later edition, only the portion being worked on must meet applicable current code requirements.

Yes. We repair clay barrel tile, concrete tile, shingle, flat and metal roofs.
On clay barrel tile the usual repair is detach-and-reset: we lift the tile over the failed area, replace the underlayment and flashing, and reset the same tile. Cracked pieces are replaced with matching tile, and we photograph the profile, color blend and ridge detail first.
In El Cid, Flamingo Park and Old Northwood the City favors in-kind work, so a repair that changes the look goes to historic staff before the permit. Our crews wear protective, safe footwear on tile.
What paperwork do I get before and after a roof repair?
Before work: photographs of the findings and a written scope with the price, naming the repair area, the materials and how anything found under the covering is handled. After work: photographs of the finished repair, the permit record and the City's inspection result when the repair needed a permit, and our lifetime workmanship warranty and the manufacturers' product warranties in writing.
If your insurer asks for a roof certification letter after the repair, we provide one.
