Fixing a leak in Greenacres
Where an eighties roof leaks
On the block ranches and villas of River Bridge, Pine Ridge and the streets off Tenth Avenue North, the leak is nearly always at a junction. The flashing where a villa's roof meets the neighbour's wall, the valley between two hips, the boot around a plumbing vent, the ridge where the mortar or the cap shingles have cracked.
Under tile it is the underlayment that has worn through at those spots; under shingle it is the shingle lifting at the edges and the felt behind it. The stain in the ceiling is where the water ended up, not where it got in, so we start on the roof, not in the bedroom.

Permits in Greenacres

Greenacres runs its own Building Division at 5800 Melaleuca Lane, weekdays 8 to 4:30, and since 15 April 2026 the roofing permit is filed on MGO Connect only; emailed applications are no longer accepted. The city wants its own Roof Package form, the contractor enrolled on the portal and a certified notice of commencement on file before inspections start.
Greenacres accepts no affidavits on roofs. Sheathing, tin tag and in-progress are live inspections before the final, each requested by 3 pm the business day before, Monday to Friday. We hold the schedule for the inspector.
The city sits inland in the 160 mph wind band and the wind-borne debris region; the code sets secondary water barrier requirements on a re-roof, and we specify a self-adhered one.
