    Boynton Isles and Coquina Cove: the metal leaks, not the tile

    On the Intracoastal side the Spanish tile is usually blameless. Underneath it, galvanized valley liners have rusted where they meet the eave, drip edge has gone to flakes, and steel cap nails are weeping down the concrete. We cut the failed metal out and replace it: stainless or copper liners, new drip edge the length of the eave, caps reset on stainless screws. The tile comes up, gets stacked, and goes back down over the new metal so the street sees no patch. Sealant smeared over rust lasts one season here, so we do not offer it.

    Lake Eden, Chapel Hill, Forest Hills: laps, boots and flat sections

    Inland the fix is under the tile or on a flat section. A course or two comes up, the cracked underlayment is cut back to sound material, new self-adhered membrane is lapped in, the split boot is replaced, and the tile goes back. Flat carport and Florida room roofs are repaired at their seams and drains with the membrane's own system and re-flashed where they meet the house. It holds for years while the rest of the felt is supple; when a probe finds it brittle across the slope, we say so before you pay for a bridge.
