Roofing in Greenacres

Greenacres is inland, in east-central Palm Beach County against Palm Springs, in the mainland wind band and inside the wind-borne debris region. The hurricanes of the twenties all but destroyed the town, and what stands now was mostly built from the eighties on; the typical house dates from the late eighties.

Concrete-block single-family houses and villas on small lots in River Bridge, Pine Ridge, Nautica Isles and Sherwood Lakes, along Tenth Avenue North past Ferreri Community Park and Heather Estates Park. Shingle on most of the ranches, tile where the house was built for it.

On an eighties hip roof the tear-off usually shows a plywood deck; we replace any soft sheets, re-nail the rest to the schedule the code sets for the city's wind band, and the code allows several ways to provide the secondary water barrier; we specify a self-adhered one over the deck. The city had no flood zones to speak of until 2017, when a few pockets were mapped, and we check the parcel before the proposal.

Greenacres is one of the places we re-roof most, and much of it came from a neighbour passing our name along. Full re-roofs on Indian Forest Circle, Marbletree Lane, Hendry Drive, Canal Drive, Barton Creek Circle, Clock Road, Waverly Lane, Torch Key Street, C Durham Drive and Adriatic Way.

Repairs on Pinehurst Drive, Northern Lights Drive, Las Colinas Circle, Ashley Shores Circle and White Birch Drive. Some of those addresses sit inside the city line and some on the county side of the mailing area, which changes the desk and the inspection routine but not the roof.

What Greenacres taught us is that an eighties block house is a good, honest re-roof: plywood deck, simple lines, and a city inspector at every stage who wants the nailing done right. On more than one Greenacres street, the reference we would give you is the house next door.

1. Because the city inspects live, the schedule bends to the inspector. Ask who books the sheathing, tin-tag and in-progress visits and how the roof is covered between them.
2. Expect the replacement conversation once repairs add up. The quarter-roof rule considers how much of a roof system or section is repaired, replaced or recovered in any 12-month period.
3. Above a quarter, the roof covering across that entire system or section generally must be replaced or recovered to meet current code requirements. If that system or section was built, repaired or replaced in compliance with the 2007 Florida Building Code or a later edition, only the portion being worked on must meet applicable current code requirements.
4. We check which applies before we price. The tear-off shows the deck, the old nailing and the wall flashings, and we photograph it all before the new nailing goes in for the inspector.
5. With the covering off we check the roof-to-wall connections, and when the code calls for them to be strengthened, that is its own line in the proposal. Two warranties, both in writing: our lifetime workmanship warranty on the installation and the manufacturers' product warranties on the shingle or tile.
6. We are a GAF Certified Contractor and an Owens Corning Preferred Contractor, and when your insurer asks for a roof certification letter after the re-roof, we provide one. Price moves with the covering, the pitch, the penetrations and what the tear-off turns up, not with the street.
7. The inspection is free: we photograph what we find, and you get a written scope with the price before any work starts.

The city decides that for each permit, and on the re-roofs we file here it has called for live sheathing, tin tag and in-progress visits before the final. We book each one by mid afternoon the business day before and plan the tear-off around them, so the deck is never left open over a weekend waiting on a visit.

The city does not publish a set time. The application goes through MGO Connect with the city's Roof Package, the contractor has to be enrolled on the portal, and the notice of commencement has to be recorded before inspections.

On an eighties roof the deck usually comes through fine and the job is straightforward.

Not always, even with a Greenacres address. The west side of the mailing area can be county, which means the county's desk and its self-issued re-roof permit instead of the city's live inspections.

Hurricane season runs from the start of June to the end of November. On an eighties shingle roof, spring is the time to check the ridge, the drip edge and the flashings at the walls, and after any real blow we come back and look again.

Neither look costs anything.

Greenacres was built out fast between 1970 and 1990, so a great many roofs here are reaching the end of their life at the same time, which is why we so often replace several roofs on one street. In Palm Beach County a shingle roof generally lasts 13 to 18 years, tile 15 to 20, metal 20 to 25, and a flat roof 15 to 20.

On a 1980s or early 1990s house the original shingle is finished and the underlayment under original tile is at its cycle. The city is inland, in the lower wind band, with no salt to speak of, so age and workmanship decide more than exposure.

What is particular to Greenacres is the inspection regime: the Building Division on Melaleuca Lane takes no roofing affidavits, and sheathing, tin tag, in-progress and final are all inspected live, booked a business day ahead. Streets in 33467 west of Jog Road are county, not city, and permit through ePZB instead.
