What the free inspection covers
Every service on this page starts with the same visit. A Molsbee roofer checks the roof edges, where wind gets under a roof first, then the valleys, the flashings at walls and chimneys, the pipe and vent collars, and the tile, shingle, metal or membrane itself. He looks at ceilings and the attic where he can get in, and photographs each finding.
You get the photos and a written scope with the price before any work starts. The scope names the tear-off, underlayment, covering, flashings, permit and clean-up, so you can compare it line by line with any other quote.
Roofs across Palm Beach County
Concrete tile covers much of the county, clay barrel tile is common on older Mediterranean-style homes in West Palm Beach and Palm Beach, and flat or low-slope sections sit over porches, additions and commercial buildings. Near the ocean and the Intracoastal, salt air works on fasteners and metal flashing, so we choose corrosion-resistant fasteners and metals for coastal roofs.
Roofs here are built to the Florida Building Code for high-wind areas, and the permit comes from your city or the county. In historic districts and many HOA communities, a change of roof material or color can need approval first. We check that before the work is scheduled.

Which roofing service do I need?
A leak or a few damaged tiles is usually a repair. A roof past 20 years for shingle or 30 for tile, or one with damage in several places, is usually a replacement. A free inspection tells you which, with photos.
Repair or replace?
Age, how widespread the damage is, and how long you plan to keep the home decide it. We show you what we found and price both options when both make sense.
Do you do commercial roofing?
Yes. Flat, TPO, tile and metal roofs for condos, offices, retail plazas and warehouses across Palm Beach County. Same crews and the same Lifetime Workmanship Warranty as our residential work.
Do you pull the permits?
Yes. Roof replacements and larger repairs need a building permit. Many cities here, including West Palm Beach, Boca Raton and Jupiter, have their own building departments, and unincorporated addresses go through Palm Beach County. We pull it with the right office, schedule the inspections and close it out.
How fast can you inspect my roof?
Phones are answered 24 hours a day, and we give you an inspection time on the call. After a storm we work through calls in the order they come in.
Is the inspection free?
Yes. The inspection and the written line-item estimate are both free, with no pressure to book.
What can an inspection not see?
The wood deck, and on a tile roof most of the underlayment, stay hidden until the roof is opened. We say that in the report. On a re-roof, deck repair found after tear-off is photographed and approved by you in writing before it is done.
Can you save my clay barrel tile?
Often, yes. On a detach-and-reset we lift the clay barrel tile, replace the underlayment beneath it, and reset the same tile. The inspection tells you whether your tile is a good candidate.
Do you provide roof certification letters for my insurer?
Yes. After a repair or re-roof, we can provide a roof certification letter for your insurer when you ask for one.
