    Boynton Beach · Roof repair

Roof repair in Boynton Beach, on the east side, usually means seventies shingle: lifted drip edge, a failed pipe boot or the flat tie-in over a Florida room near Ocean Avenue and in Chapel Hill. Every repair starts with a free inspection, photos of the findings and a written scope with the price before work.

We repair tile, including clay barrel tile, shingle, flat and metal roofs, from the low-slope roofs of Sterling Village and Leisureville to salt-worn metal in the Marina District. Molsbee Roofing has served Palm Beach County since 1975 from our shop in Lake Worth Beach, under Florida license CCC1327429.

Planning a roof repair in Boynton Beach

Seventies shingle near Ocean Avenue: patch it or replace it

The east-side houses around Ocean Avenue, Chapel Hill and Lake Boynton Estates are mostly from the seventies, and their shingle has often been recovered more than once. A lifted edge, a failed pipe boot or a bad Florida room tie-in on a sound field is worth repairing.

Shingle shedding grit across whole slopes, a deck that gives underfoot, or a leak that moves after every patch tips it to replacement. We check the City's permit record for the last re-roof, and the written scope prices the repair apart from any new roof.

Repairs by material: shingle edges, flat tie-ins, tile and metal

On shingle, the trouble usually sits at the eave, where the drip edge and first course have rusted or lifted; we replace that metal and the course above it. A flat roof over a Florida room is repaired at its junction with the shingle, with fresh membrane run up the wall under new counter-flashing.

On clay barrel tile we detach the tile, renew the underlayment and flashing and reset the same tile, in protective, safe footwear. On metal near the Intracoastal, corroded fasteners and trim are replaced with compatible metal.

Sterling Village and Leisureville: repairs the board signs off

Sterling Village put up its 840 units in 1966 and 1967, and Leisureville and Hampshire Gardens date from the same decade; their low-slope roofs are shared by several owners. A leak reported by one unit often starts several units along, so we survey the whole run before anything is cut.

The findings go to the association building by building, with photographs, because the board usually owns the roof and authorizes the repair. The owner who called gets a copy of the same report.

What a Boynton inspection sees before a repair, and what it cannot

We walk the roof from the drip edge up, look over the flat sections and check the attic where it can be reached. The underlayment under shingle we have not lifted, the plywood under a covering laid over an older one, and the nails holding it stay hidden until the area is open.

The written scope says which parts were seen. Rot or a hidden extra layer found during the repair is photographed and priced as a separate line for your approval before anything is closed in.

    Permits in Boynton Beach

For work in Boynton Beach, confirm requirements with the building department responsible for the property and complete any required historic or HOA review before ordering materials or beginning work.

Boynton Beach runs an instant permit process for roofing: on SagesGov, a licensed roofing contractor's one- and two-family re-roof is issued automatically once the documents are uploaded and the fee is paid. That puts the schedule in the roofer's hands, not the city's, so the question to ask is which week the tear-off lands.

Inspections are booked by 3 pm the day before and run progressively: sheathing, tin tag or roof metal, and final. Under the city's amendment a licensed roofer may substitute a notarized affidavit with colour photos for the sheathing re-nail, roof metal and underlayment checks; we tell you which one applies to your roof. The mainland is 160 mph and the Intracoastal frontage 170 mph.

    Local conditionsBuilt for Boynton Beach
    The Intracoastal at the edge
The waterway separates the city from Ocean Ridge, Briny Breezes, Gulf Stream and Manalapan. East of Federal Highway the Marina District and the streets toward the water take the 170 mph design speed.
Houses from 1976, villages from 1966
The median home in 33435 dates to 1976; in 33426 to 1986. Sterling Village's 840 units went up in 1966 and 1967, and Leisureville and Hampshire Gardens are of the same generation.
Shared roofs in the condo villages
In Sterling Village and Leisureville one roof often serves several owners, so the association's decision on timing and material comes before the instant permit, and the whole building is done as one.

Roof repair questions in Boynton Beach

Can a seventies roof in Chapel Hill or Lake Boynton Estates still be repaired?

Often, when the damage is local and the shingle around it still holds its grit. The quarter-roof rule considers how much of a roof system or section is repaired, replaced or recovered in any 12-month period.

Above a quarter, the roof covering across that entire system or section generally must be replaced or recovered to meet current code requirements. If that system or section was built, repaired or replaced in compliance with the 2007 Florida Building Code or a later edition, only the portion being worked on must meet applicable current code requirements.

On a Boynton roof we look up the permit history with the City and measure the damaged section against the system it belongs to, then put the repair and the replacement side by side in writing with photographs.

Does a roof repair in Boynton Beach need a permit from the City?

It depends on the scope, and we confirm it with the City of Boynton Beach Building Division before work starts. When one is needed we file it through SagesGov.

The instant permit applies to a licensed roofer's re-roof of a house or duplex; a condominium building or a commercial roof goes through plan review instead. Inspections are booked the afternoon before.

We tell you which route your repair takes.

Do you repair clay barrel tile and salt-worn metal in the Marina District?

Yes, both. The Marina District and the streets east of Federal Highway sit in the 170 mph band along the Intracoastal, and salt reaches valley metal, wall flashing and edge metal before it wears the tile.

On clay barrel we lift the tile over the failed area, put down new underlayment and flashing, and reset the same tile, so the roof keeps its look. Broken pieces are matched first.

On metal, rusted trim and fasteners are cut out and replaced with metal compatible with the panel, because paint or coating over rust does not stop it.

Water is dripping into a Boynton room now. Where does the repair begin?

At the point where the water enters. For an active leak that is found first, and our Boynton Beach roof leak repair page explains how.

Call 561-318-8624, answered 24 hours a day, and say where the water shows. Once the opening is dried in, the rest of the roof is inspected, and any wider repair goes into the written scope with its own price.

What paperwork comes with a Boynton Beach roof repair, and who does the work?

Before work you get photographs and a written scope with the price; after it, photographs of the finished repair, the permit record when one was filed and the manufacturers' product warranties in writing. If your insurer asks, we provide a roof certification letter after the repair.
