Valley pans, drip edge, cap fixings and, on a flat roof, termination bars and kerb flashings are what salt attacks. They corrode from beneath while the covering above stays acceptable, so a roof can look sound and have lost the hardware holding its details together. - Further from the water than you think
Owners several streets back assume the salt stops at the waterfront. It does not, and roofs in the residential parts of the city show the same corrosion pattern as those on it, if a little slower. That matters when comparing a quote, because a price written as though the building were inland has left out the one item that decides how long the roof lasts. Ask what grade of metal is specified and where.

My roof is not old. Why is it leaking?
Because on this ground age is the wrong measure. The covering will last a long time; the metal securing it starts corroding the day the roof goes on, and salt off the Intracoastal reaches well back into the city. Valley pans, drip edge and fixings thin from underneath while the covering above looks fine. A leak on a young roof here is usually a hardware failure rather than a wear failure, and the two are repaired differently.

It may be, and it is worth checking rather than assuming. We are blocks from the water. Does this apply to us?
Largely, yes. Salt-laden air carries a considerable distance inland from the Intracoastal and the port, and the corrosion pattern in the residential streets is the same as on the waterfront, if slower. The practical consequence is that a quote written as though your building were inland has omitted the item that determines how long the roof lasts. It is worth asking every contractor what metal they have specified.
How much does a repair cost?
Far less than a replacement, and it depends on what is wrong. A collar, a length of flashing or a run of corroded drip edge is a short visit. A rebuilt valley, a set of terminations or a slope refastened is a larger job. The inspection is free, the photographs come with it, and the price is written down before anything starts, so the decision is made from evidence.
