Roof repair in Palm Beach Gardens
Request your free inspection
Roof repair in Palm Beach Gardens usually means a tile roof behind a gate, and the first question is whether the damage is local or the start of a wider failure. The inspection is free, you get photographs of what we found, and the scope and price are in writing before any work begins.
We repair concrete tile and clay barrel tile in PGA National, BallenIsles and Mirasol, shingle on streets outside the gates, flat lanai and garage sections tied into the tile, and standing seam metal where a community allows it. Molsbee Roofing has served Palm Beach County since 1975 from our shop in Lake Worth Beach, under Florida license CCC1327429.

Planning a roof repair in Palm Beach Gardens
A mid-nineties tile roof: fix the spot, or plan for the whole roof
Many roofs in Mirasol, Evergrene and BallenIsles are still the originals from the city's mid-1990s build-out. On those roofs a cracked tile, a split ridge bedding or a wall flashing that has let go is a repair when the underlayment beside it is still sound.
When the felt crumbles wherever a tile is lifted, or more than one slope needs attention, a repair only buys time. We check the underlayment on both sides of each finding and price the repair and any re-roof option on separate lines, so you can compare them.
Concrete tile versus clay barrel: two different repairs
Most Gardens streets carry concrete tile to an association profile and color. A repair there swaps the cracked or slipped pieces for matching tile, as close as current supply allows, and re-beds the hips and ridges where the mortar has cracked.
Clay barrel tile allows more: we detach the tile over the failed area, replace the underlayment and flashing beneath it, and reset the same tile. Our crews wear protective, safe footwear on tile, and the tile profile and color are photographed before any piece is moved.
Lanai roofs, shingle streets and metal outbuildings
A flat lanai or garage section added beside the tile tends to fail at the junction, so we rebuild the flashing up the wall instead of sealing the stain. Where trees hang over a flat section in Evergrene or Steeplechase, a packed drain may be the whole problem.
Shingle on streets outside the gates is repaired at the lifted course, the pipe boot or the flashing, tied into shingle that still bends without cracking. On a metal pool house or garage we replace backed-out screws and loose trim.
What a Gardens inspection covers, and what stays hidden
Tell us the gate procedure and who will meet us, and leave a clear path to the attic hatch and room for a ladder clear of the pool cage. We look at the tile, ridges, valleys, wall flashings and penetrations, plus the attic deck where we can reach it.
Underlayment under tile we have not lifted, and the deck under an intact covering, stay unseen until a repair opens them; anything found then is photographed and priced before it is closed. For an active leak, locating the entry point comes first.
How it works in Palm Beach Gardens
Permits in Palm Beach Gardens
For work in Palm Beach Gardens, confirm requirements with the building department responsible for the property and complete any required historic or HOA review before ordering materials or beginning work.
Palm Beach Gardens takes permits on its Community Development Portal, a PDF-only system where the contractor registers before anything is filed. The city posts its own Reroofing Form 400 for flat roofs and offers paid expedited review on published ten-business-day and two-business-day tracks; its FAQ says smaller permits may be approved within days.
Inside PGA National the association's rule comes first: a single-family re-roof needs Architectural Review Committee approval and must finish within 45 calendar days of starting, so tile delivery and staging are booked before tear-off. The city straddles the 160 and 170 mph wind lines, so we check the parcel, not the ZIP code. Under the new covering we specify a self-adhered secondary water barrier, one of the methods the code allows.
- Inland of the Intracoastal
- The city has no ocean frontage; it sits west of US-1 behind the coastal towns. Wind still sets the fastening schedule, and the December 2024 flood maps still apply to lake and canal lots.
- Housing from the mid-1990s
- A 1995 median build year means many roofs in BallenIsles, Mirasol and Evergrene are original and approaching their first replacement together, often under an association tile specification.
- Club communities and their rules
- From PGA National to Frenchman's Creek and Alton, an architectural committee usually signs off before the city sees the file. We prepare that packet with the same care as the permit.

Is my Palm Beach Gardens tile roof worth repairing, or is it time to replace it?
If the damage sits in one area and the underlayment around it is sound, a repair is usually the sensible spend. Brittle felt across several slopes, or repairs that keep coming back on the same roof, point the other way.
The quarter-roof rule considers how much of a roof system or section is repaired, replaced or recovered in any 12-month period. Above a quarter, the roof covering across that entire system or section generally must be replaced or recovered to meet current code requirements.
If that system or section was built, repaired or replaced in compliance with the 2007 Florida Building Code or a later edition, only the portion being worked on must meet applicable current code requirements. Before we advise on a large repair we look up the roof's permit record with the city.
The written estimate shows the repair and the replacement as separate options.
Does PGA National or my club association need to sign off on a roof repair?
Often it wants at least notice. PGA National's association expects to hear about exterior work before it starts, and its Architectural Review Committee steps in once the work changes how the roof looks or turns into a re-roof, which then has a completion deadline counted from the start.
BallenIsles, Frenchman's Creek and Alton each run their own committee. Ask yours what it needs, give us the gate procedure, and we prepare the photographs and tile details the committee asks for.
When does a Palm Beach Gardens roof repair need a city permit?
That depends on the scope, so we check with the City's Building Division on North Military Trail before work starts. When a permit is needed we file it on the Community Development Portal, which takes PDF submittals from registered contractors only, and a replaced flat section uses the city's own reroofing form for flat roofs.
The city sells expedited review for urgent jobs. A Gardens mailing address can sit outside the city line, so we confirm the parcel first; those addresses file with Palm Beach County.
What paperwork comes with a Gardens roof repair?
Before we start: photographs of each finding and a written scope with the price, naming the repair area, the material, the tile profile and color, and how anything found under the covering will be handled. When we finish: photographs of the completed repair, the permit and the city's inspection result where a permit was needed, and the manufacturers' product warranties in writing.
If your insurer asks for a roof certification letter after the repair, we provide one, and your association can have the same photographs.
