The number you take to a lender is the price on our written scope, and the scope comes after a free inspection with photos of what we found. It names the tear-off, the underlayment, the new covering, the flashings and edge metal, the permit and the clean-up, so you can see what each part of the price pays for.
The one part no inspection can price exactly is the wood deck, because it is hidden until the old roof comes off. The scope says how deck repair is handled. If we find rotten decking, you see the photos and approve the repair in writing before it is done, so there are no surprise additions after you have arranged how to pay.
