    Second-cycle tile: laps, boots and the age of the felt

    On the re-roofed postwar streets and the golf-course tile of Timbercreek and Boca Grove Plantation, the leak is under the tile. We lift a course or two above the failure, cut the cracked underlayment back to sound material, lap in new self-adhered membrane, replace the split boot with lead or a sun-rated boot, and relay the tile so the repair disappears. It holds for years while the surrounding felt is supple. When a probe finds it brittle everywhere, we say so and the patch becomes a bridge rather than a fix.

    Flat sections on mid-century Boca homes

    Camino Gardens and Royal Oak Hills have flat roofs over garages, additions and whole wings, and those sections leak where water sits: split or lifted seams, clogged drains and scuppers, and the flashing where the flat roof meets the pitched one. We find the entry point, repair it with the membrane's own system so the patch bonds, clear the drainage, and tell you honestly whether the section has life left or is a re-cover waiting to happen.

    East of Federal Highway: corrosion repairs

    Close to the Intracoastal the leak is usually in the metal. Rusted-through valley flashing is cut out and replaced with stainless or heavy coated metal, drip edge renewed along the whole eave, corroded hip and ridge fasteners pulled and the caps re-bedded and screwed with stainless. The clay or concrete tile around the repair is lifted, saved and relaid. Half-measures on a salt-side roof come back in a couple of seasons, so we do not make them.

    Storm damage: tarp, then repair

    After a blow, a roofer first secures a tarp or a temporary dry-in over the opening, batten-fastened, and photographs the damage for your file. Once the deck has dried enough for membrane and mortar to bond, the permanent repair goes in: tile reset or replaced, caps re-bedded, seams re-welded, fascia the wind got under renewed.
