Shingle replacement for your home
Architectural shingle is a sound roof for a Palm Beach County home when the whole system under it is built right. You'll see a lot of it in Greenacres, Lake Worth Beach and Royal Palm Beach, on the ranch homes and the newer subdivisions alike. The shingles you see from the street are the last layer. Under them is the part that keeps the water out: a wood deck re-nailed to the current schedule, a self-adhered underlayment we specify as the secondary water barrier over the deck, drip edge, starter strips, and flashing at every wall and pipe. The shingles are the last layer. Deck nailing, underlayment and flashing come first.
Architectural shingle and three-tab
Three-tab is the flat, single-layer shingle on older roofs. Architectural shingle is laminated, thicker and rated for far higher wind, and it is the only shingle we install on a house here. That wind rating holds only when every shingle is nailed in the manufacturer's nail zone to its high-wind pattern, over starter strips at the eaves and rakes so the first course seals down. We photograph the nailing as the roof goes on, and the building department inspects the roof in progress before it is finished.
The system under the shingles
Tear off to the wood and look at every sheet. Re-nail the deck to the current code schedule and replace soft or delaminated sheathing, each piece photographed first. Self-adhered underlayment over the whole deck as the secondary water barrier, not just the edges. Drip edge, starter course, step and counter flashing at every wall, new pipe boots, and a ridge vent balanced with soffit intake so the attic can breathe. Then the shingles. Each part is its own line on the written scope, so you can hold our proposal next to anyone else's.
How long a shingle roof lasts here
Shorter than tile or metal. Our sun and attic heat age shingle faster than the northern weather most product literature has in mind, and a roof over a hot, poorly vented attic ages faster still. A well-installed architectural shingle roof gives you a good couple of decades. At the inspection we go into the attic where there is access, check the intake and exhaust vents and the underside of the deck, and put what we see in the report with the photographs.
Where shingle roofs make sense
Shingle suits many houses in the county: streets built with shingle, a ranch or Cape Cod roofline, a slope steep enough to shed water fast. Done right, it meets the same wind code as tile. It is the wrong covering for a low-slope porch or addition, which needs a membrane, and for a house in a community or historic district that requires tile. Check your HOA covenants before you switch; in a historic district the certificate comes before the permit. We tell you at the inspection which covering fits the house and why.

Shingle vs tile for a Florida home?
They are different roofs for different houses. Shingle is lighter, suits a steep or complex roofline and is what many ranch and newer homes here were built with. Tile is heavier, lasts longer and is what many Mediterranean-style neighborhoods were built with. Both meet the wind code when installed right. If the house was built for tile, check what your community allows before switching; a change of covering also means the deck, edge metal and wall flashing are detailed for the new roof. When both fit, we put both in writing.
Are shingle roofs okay in hurricanes?
Yes, when the roof is built as a system. Palm Beach County sits in the wind-borne debris region, with design wind speeds from 150 mph inland to 170 mph on the barrier islands. Architectural shingle nailed to the maker's high-wind pattern, over a re-nailed deck and self-adhered underlayment, meets the Florida Building Code for that band and is inspected along the way. The nailing, the edge metal and the underlayment are what hold, so those are the parts we photograph before they are covered.
Can new shingles go over my old roof?
We don't do it. A second layer hides soft or rotten wood, adds weight, and gives up the chance to put the secondary water barrier directly on the bare deck, which is how a re-roof here is meant to be built. Shingle makers also restrict their product warranties over an existing layer. We tear off to the wood, photograph the deck and start clean.
How long does a shingle roof replacement take?
Most homes take a few days once we start, plus the building department's inspections between stages, and weather can move it. The roof is dried in at the end of each working day, and any deck repair is photographed and approved by you before it is covered. You'll have the schedule in writing before we begin, and we keep you posted while it's going on.
How much does a shingle roof cost in Palm Beach County?
The size and pitch of the roof, how many old layers come off, the condition of the wood underneath, and the flashing, vents and edge metal the house needs. Deck repair is written as an allowance with the unit price stated, so concealed wood is priced before anyone finds it.
