Roof repair in Greenacres
Request your free inspection
Roof repair in Greenacres usually means a block ranch or villa from the late eighties, when the city grew fastest, with a roof now old enough that the repair-or-replace question comes first. There is no charge for the inspection: a roofer lifts shingle or tile where it matters, photographs the findings and puts a written scope and price in your hands before work begins.
We repair shingle, concrete and clay barrel tile, flat and metal roofs, from River Bridge and Pine Ridge to the villas of Nautica Isles and Sherwood Lakes and the Florida rooms behind them. Molsbee Roofing has served Palm Beach County since 1975 from our shop in Lake Worth Beach, under Florida license CCC1327429.

Planning a roof repair in Greenacres
A 1987 Greenacres roof: when a repair still holds
The typical Greenacres house dates to 1987, and on many streets the first roof of that era is still in place. A split pipe boot, a worn valley or a wall flashing that has pulled away is a repair when the felt beside it bends without tearing.
Felt that crumbles wherever we lift a shingle or tile means the whole layer is spent, and a patch there just sends the water to the next weak spot. That is why our Greenacres work runs mostly to re-roofs, and we say so when it applies, with the repair and the replacement each priced on its own line.
Villa party walls and Florida room tie-ins
On the villas of Nautica Isles, Sherwood Lakes and Olive Tree, the joint where one unit's roof meets the neighbor's wall is among the first details to fail, and the repair re-flashes it so both units stay dry. Behind many block ranches sits a Florida room, a roofed-over lanai or a later garage, tied in by whoever built it, often with wall flashing that stops short.
We carry the membrane up the wall to height and relay the shingle above over new step flashing, rather than coating the middle of the flat section, which is rarely where the water enters.
Shingle, concrete tile and metal repairs across the city
Most Greenacres ranches carry shingle; there we replace the lifted or creased courses, the drip edge or the pipe boot and seal them into the shingle around them, fastened for the 160 mph band the city sits in. Concrete tile, the usual tile roof here, is repaired by lifting the pieces over the failure, renewing the underlayment and flashing beneath and relaying them with matching tile where any break; clay barrel tile is reset the same way.
Greenacres is inland with no salt in the air, so on metal shed and lanai roofs the checks are the fasteners and the trim at the walls.
City parcel or county parcel, and the visits a permit brings
A Greenacres address can sit inside the city or, on the west side of the mailing area toward Jog Road, in unincorporated county. Small repairs generally need no permit.
When one is needed inside the city, it goes on MGO Connect with the city's Roof Package form, and since April 2026 the city takes no emailed applications; an inspector then visits in person at the stages the permit sets, each booked by 3 pm the business day before. On the county side the permit is filed on ePZB and the county inspects.
We look up the parcel before writing the scope.
How it works in Greenacres
Permits in Greenacres
For work in Greenacres, confirm requirements with the building department responsible for the property and complete any required historic or HOA review before ordering materials or beginning work.
Greenacres runs its own Building Division at 5800 Melaleuca Lane, weekdays 8 to 4:30, and since 15 April 2026 the roofing permit is filed on MGO Connect only; emailed applications are no longer accepted. The city wants its own Roof Package form, the contractor enrolled on the portal and a certified notice of commencement on file before inspections start.
Greenacres accepts no affidavits on roofs. Sheathing, tin tag and in-progress are live inspections before the final, each requested by 3 pm the business day before, Monday to Friday. We hold the schedule for the inspector.
The city sits inland in the 160 mph wind band and the wind-borne debris region; the code sets secondary water barrier requirements on a re-roof, and we specify a self-adhered one.
- A city that grew in the 1980s
- Greenacres went from 1,731 residents in 1970 to 18,683 in 1990, and the typical house dates to 1987.
- Flood pockets since 2017
- The city was once entirely Zone X. Since 5 October 2017 it has carried AE and AH flood pockets, and the county's new flood maps took effect in December 2024, so we check the parcel before the proposal.
- Storm history in the record
- The 1926 and 1928 hurricanes virtually destroyed the town. Every roof from 10th Avenue North to Ferreri Community Park and Heather Estates Park is designed for 160 mph gusts today, and the fastening schedule is written into the proposal.

Can a Greenacres roof from the late eighties still be repaired, or is it due?
It depends on the layer under the covering. When the felt beyond the damage is still sound, a repair at a flashing, valley or boot can hold for years.
The quarter-roof rule considers how much of a roof system or section is repaired, replaced or recovered in any 12-month period. Above a quarter, the roof covering across that entire system or section generally must be replaced or recovered to meet current code requirements.
If that system or section was built, repaired or replaced in compliance with the 2007 Florida Building Code or a later edition, only the portion being worked on must meet applicable current code requirements. We measure the damaged area against its roof section at the inspection, look up the permit history with the city or the county, and give you both prices in writing beside the photographs.
What can a Greenacres inspection see, and what stays hidden until the roof is open?
From the roof we check the shingle or tile, the ridge, the valleys, every pipe boot and wall flashing and, on a villa, the junction with the unit next door. From the attic we look at the plywood for stains and soft spots and note the roof-to-wall straps.
What none of that shows is the felt under tile we did not lift, the top face of the plywood under a sound covering and the nailing holding it down. The scope names both groups, and a soft sheet found once the area is open is photographed and priced for your approval before it is covered.
Water is coming into a Greenacres room right now. What happens first?
Phone 561-318-8624, which is answered 24 hours a day. An active leak starts with tracing where the water gets in, which our Greenacres roof leak repair page describes in detail.
The first visit covers the opening and photographs it, and the rest of the roof is looked at once the water has stopped. Whatever else turns up is written into the scope as a separate item, so the urgent fix is never bundled with work you have not seen.
Does a River Bridge or Nautica Isles association need to approve a roof repair?
An in-kind repair keeps the look the association already accepted; a different tile, shingle color or material is the kind of change it rules on, and in River Bridge or Nautica Isles the association letter comes before the city filing. The city itself has no design board for roofs.
We ask for the association's current rules at the inspection, match the existing profile and color where we can, and say in the scope when a change would need the association's approval first.
What paperwork comes with a Greenacres repair, and who does the work?
Before work: the photographs and a written scope with the price. After: photographs of the finished repair, the permit record and passed inspections when the repair needed a permit, the manufacturers' product warranties in writing and, if your insurer asks, a roof certification letter.
The work is done by Molsbee Roofing, family-owned since 1975 and started by Don Molsbee, a short drive east on Lake Worth Road. Our recent Greenacres repairs include Pinehurst Drive, Northern Lights Drive, Las Colinas Circle, Ashley Shores Circle and White Birch Drive.
