    Salt-side tile: the metal fails first

    On a Highland Beach tile roof the repair is a metal repair. Rusted-through valley flashing is cut out and relined in stainless or copper. Drip edge that has flaked away is renewed along the whole eave. Corroded hip and ridge fasteners are pulled and the caps re-bedded and screwed with stainless. The tile around the repair is lifted, saved and relaid so the fix disappears. Anything less than stainless or copper on A1A comes back within a couple of seasons, so we do not install anything less.

Once the deck has dried enough for membrane and mortar to bond, the permanent repair goes in: tile reset, caps re-bedded, panels re-fastened, seams re-welded.
