The big two-storey houses behind the gates have many places where a roof meets a wall, and that is where we find most leaks: the flashing at a second-storey wall, the saddle behind a chimney, the valley where two roofs come together. Ridge and hip leaks get the old mortar cut out and new mortar or foam adhesive set. If the association wants to see the tile match, we send the photographs before we leave the driveway.

Not beyond very minor work. Florida licenses roofing contractors separately, and a roof repair large enough to need a village permit has to be carried out under a roofing licence.
