Royal Palm Beach · Roof leak repair

Roofing in Royal Palm Beach since 1975.

Royal Palm Beach is a village of large lots and generously sized houses, and that scale changes a roof repair in a way people do not expect. A big roof is not simply a small roof multiplied.

It has more slopes meeting each other, more valleys, more places where one plane runs into a wall, more skylights, and usually a lanai or covered terrace section with its own covering and its own drainage. Every one of those is a junction, and junctions are what leak.

The open field of a covering on a house of this age has decades left in it and is almost never the problem. So a repair here is a search among details rather than an assessment of a surface, and it has to be systematic, because the more junctions a roof has the more places a quick look can miss.

It also means the water can travel further before it appears. On a complicated roof it may enter at a wall flashing on one plane, run along the layer beneath the covering, cross under a valley and come down through a ceiling in a completely different part of the house.

Repairing above the stain on a roof like that is not merely ineffective, it is close to arbitrary. A roofer works the whole roof rather than the area above the mark, opens the covering where the answer lives, photographs the entry point and prices the work in writing.

The inspection is free however long it takes, and the photographs are yours. Molsbee Roofing is a family business, roofing since 1975, based in Lake Worth Beach and working Palm Beach County from Jupiter to Boca Raton, licensed CCC1327429.

    Good to know

    What to know.

    • More junctions, more places to leak

A larger roof has more slopes meeting each other, more valleys, more wall abutments and more skylights than a compact one, and every junction is a potential entry point. The covering between them is rarely the problem. That is why an inspection on a house of this size takes longer and why a quick look from a ladder at one elevation is close to worthless on a roof with six or seven planes.

    • Water travels further on a complicated roof

It can enter at a wall flashing on one plane, run along the layer beneath the covering, pass under a valley and come down a long way from where it started. On a big house that distance can be most of the building. Repairing above the ceiling mark is therefore not just ineffective but close to arbitrary, and it is the reason some roofs get patched repeatedly without ever improving.

    • The lanai has its own roof

Most houses here have a covered terrace or lanai with a low-slope covering, its own outlet and its own junction with the pitched roof above. That junction does the hardest work on the building, and the outlet blocks faster than owners expect. Both are checked and photographed separately, because folding them into an assessment of the main roof is how they get missed.

    • Systematic beats clever

On a roof with this many details the only reliable method is to work it in order: every valley, every wall abutment, every skylight, every collar, every cap run, then the low-slope area and its drainage. That takes longer than looking where the customer points, and it is the difference between finding the cause once and returning three times to treat symptoms.

    Roofing questions

    Frequently asked questions.

Who repairs roof leaks in Royal Palm Beach, FL?

Molsbee Roofing. A family business since 1975, based in Lake Worth Beach, licensed CCC1327429, working Palm Beach County from Jupiter to Boca Raton. We work throughout 33411 on the village housing and on commercial property. A roofer works the whole roof rather than the area above the stain, photographs the entry point and prices the repair in writing. Free roof inspections. Call 561-318-8624.

The stain is at the other end of the house. Is that possible?

On a complicated roof, entirely. Water can enter at a wall flashing on one plane, run along the layer beneath the covering, pass under a valley and come down a considerable distance away. The bigger and more cut-up the roof, the further it can travel. That is why the roofer works the whole roof systematically rather than the area above the mark, and why patching above a stain on a house like this is close to guesswork.

My roof is not old. Why is it leaking?

Because the covering has decades left and a junction has failed. On housing of this generation the likely causes are construction details rather than wear: a wall flashing sealed instead of formed, a valley closed with too little lap, a boot fitted with the fastener line wrong, or the lanai junction finished with a bead. None of those improves with time and all are inexpensive to correct once identified.

Why does an inspection here take longer?

Because there is more to inspect. A roof with six or seven planes has more valleys, wall abutments and skylights than a compact one, and each is a potential entry point that has to be looked at individually. A quick assessment from one elevation misses most of them. The visit is free regardless of how long it takes, and the report names the specific junction rather than describing the roof in general.

How much does a repair cost?

Far less than a replacement, and it depends on the junction. A collar, a run of sealant or an outlet cleared is a short visit. Rebuilding a wall flashing, a valley or the lanai junction properly is a larger job, though still a fraction of a covering. The inspection is free, the photographs come with it, and the price is written down before anything starts.
