    Roof leak repair in Palm Beach

    A leak on the island of Palm Beach almost never starts in the tile. It starts in the metal. Salt from the Atlantic on one side and the Lake Worth Lagoon on the other works on every galvanized valley, every plain steel fastener, every piece of drip edge and every chimney or parapet flashing that was not copper or stainless, and the roof looks perfect from South County Road while water follows a rusted valley into a plaster ceiling. That is the pattern in El Encanto, Royal Park and Poinciana Park, on the South Ocean Boulevard estates, and on the lagoon side at Everglades Island and Dodge Estates alike. The second pattern is age. Some island roofs carry underlayment that has spent decades under clay in an attic that bakes, and when that felt cracks at the laps a whole roof can start weeping at once with not one broken tile. The third is the roof's own complexity: chimneys, parapets, towers, flat sections over loggias and garages, and copper porch roofs with soldered seams, every one of them a place water can enter. And on any of them, the stain is not the leak. Water travels along the felt or the flat membrane until a nail or a seam lets it drop, often rooms away, so patching the ceiling and waiting fixes nothing.     What it costs

    Most repairs we have priced across Palm Beach County since spring cost a small fraction of a replacement: a boot or flashing at the low end, a rebuilt valley or new underlayment at the high end.

    The corrosion repair: copper in, rust out

    The standard island repair replaces failed metal with metal that will not fail. A rusted galvanized valley is cut out and relined in copper or stainless. Drip edge is renewed along the full eave. Corroded hip and ridge fasteners are pulled and the caps re-bedded and screwed with stainless. A chimney or parapet flashing is rebuilt in copper. The surrounding clay is lifted, saved and relaid so the repair vanishes into the roof. It costs more than a mainland repair and it is the last time that valley leaks.

    Flat sections, loggias and garage roofs

    Many island homes carry flat or low-slope roofs over loggias, garages and wings, and those sections hold water instead of shedding it. They leak at split seams, at clogged scuppers and drains, and at the flashing where the flat roof meets a tile or copper one. We find the entry point, repair with the membrane's own system so the patch bonds, clear the drainage, and say plainly whether the section has years left or is a re-cover waiting for the Town's approval.

    Copper porch roofs and soldered seams

    The copper standing-seam roofs on porches, bays and towers across the older estates leak where a soldered seam has opened, where a later trade disturbed a flashing, or where someone once used a fastener that was not copper or stainless. We re-solder seams, rebuild flashings in copper, and replace the wrong fasteners. We also tell you honestly when a section has thinned past repair, because a copper roof that has reached that point is a replacement conversation, not a patch.

    Storm damage: tarp today, permanent repair when it is dry

    After a blow off the Atlantic, a roofer first secures a tarp or a temporary dry-in over the opening, batten-fastened, and photographs the damage for your file. Once the deck has dried enough for membrane and mortar to bond, the permanent repair goes in: tile reset or replaced with salvaged clay, caps re-bedded, seams re-soldered or re-welded, fascia renewed.
