A stain on a Midtown ceiling is rarely under the entry point. We start inside, mark where the water shows, then go to the roof above and uphill of it and check the places tile roofs leak: the valley metal, the drip edge, the wall and chimney flashings, the pipe boots and the underlayment where a tile has cracked or slipped.
On the island we run a hose test when the roof is dry so we can watch the water path rather than guess at it. Every suspect spot is photographed before and after the tile comes up.
The clay barrel tile on an Estate Section or Worth Avenue house is often not the problem; the metal and the felt under it are. Valleys and flashings rust through from the salt that reaches every roof on an island under a mile wide between the Atlantic and Lake Worth Lagoon, and the original underlayment turns brittle under decades of heat.
We lift the tile around the failed metal, cut the corroded valley or flashing out, replace it in a grade that stands up to salt, renew the underlayment beneath it and relay the tile, matching profile and shade where pieces break.
A local failure, a rusted valley, a slipped patch of tile, a flashing at a single wall, with sound underlayment around it, is a repair, and we warrant that repair in writing. When the underlayment is failing across a slope, or leaks are appearing in several rooms, patching becomes money spent twice.
Florida's quarter-roof rule also sets a line, and we measure the repair area against it before we propose a repair.
Repairs follow the Town of Palm Beach construction calendar: in season, December to April, weekdays only, no Saturdays, Sundays or holidays and no heavy equipment early in the morning; the rest of the year, no Sundays; and a construction pause at the end of December. A like-for-like repair that keeps the look of the roof does not go before a board.
A change in tile profile or material goes to the Architectural Commission first, a landmarked house to the Landmarks Preservation Commission, and then the permit is filed through the town's EPL portal, where we are registered.

The island is not exempt from the Saturday rule. The whole island is in the 170 mph band, and on the re-roofs we build a self-adhered secondary water barrier is sealed to the deck.

Because tile is the outer skin, not the waterproofing. Water gets under it at a cracked or slipped piece, runs on the underlayment and enters where that underlayment has failed or where the valley, drip edge or wall flashing beneath has rusted through, which on an island between the Atlantic and Lake Worth Lagoon happens from salt long before the tile wears out.
