Roof replacement in Delray Beach
Request your free inspection
Roof replacement in Delray Beach begins with where the house sits. East of the Intracoastal the new roof is fastened for 170 mph and its metal chosen for salt, while inside the five historic districts the Historic Preservation Board settles material and color before anything is ordered.
A free inspection gives you photographs and a written scope and price, and the City's express re-roof permit through eServices follows once the paperwork is complete. Our full re-roofs here lean west of Military Trail, and our east-side work leans toward repair.
Molsbee Roofing has served Palm Beach County since 1975 from our shop in Lake Worth Beach, under Florida license CCC1327429.

Planning a new roof in Delray Beach
When a Delray roof has run out of repairs
Many east-side houses date from around 1980 and have been recovered at least once, so we date the covering from the permit record on eServices instead of the build year. A new roof is the answer when the underlayment is brittle across several slopes, when salt has corroded the flashing at nearly every joint, or when each patch sends the water somewhere new.
One slipped tile or a single failed wall flashing stays a repair. The recommendation is written down with the photographs that support it.
Tile, shingle or metal: the house and the district decide
Mediterranean Revival houses in Del-Ida Park and the Marina District carry tile, and sound clay barrel can be relaid over new underlayment while concrete tile is priced as new. Nassau Park's Cape Cod cottages and the ranches of Lake Ida and Osceola Park carry shingle.
East of the Intracoastal we lean to aluminum standing seam where metal is wanted, with clips, fasteners and flashing in compatible metals. Our tile, shingle and metal pages for Delray Beach go deeper on each.
Board approval before the express permit in the five districts
In Old School Square, Nassau Park, Del-Ida Park, Marina and West Settlers, a re-roof is an exterior change, so the certificate of appropriateness comes first and the board looks at material, profile and color. In 2021 it approved one Marina District re-roof only in white tile where charcoal was proposed, a ruling on one house rather than a rule.
Outside the districts, the express permit through eServices is usually issued within three business days when every document is uploaded together. Association rules are a separate step.
What happens on the roof, from tear-off to the final inspection
Tear-off goes to the deck. District cottages often sit on board sheathing, and any rotten or split board is photographed and priced for your approval before it comes out; plywood is re-nailed.
A self-adhered secondary water barrier covers the deck, valley, edge and wall flashing is replaced, and the covering is fastened for 170 mph east of the Intracoastal or 160 mph west of it. Inspections are booked through eServices, the roof is dried in each day, and after cleanup the final inspection closes the permit.
How it works in Delray Beach
Permits in Delray Beach
For work in Delray Beach, confirm requirements with the building department responsible for the property and complete any required historic or HOA review before ordering materials or beginning work.
The City of Delray Beach issues the roofing permit through its eServices portal, and re-roofs are express permits: with every document uploaded up front, most are issued within three business days. We confirm the permit scope before we assume a change of material has the same application as every other reroof.
Five local historic districts change the order of work: Old School Square, Nassau Park, Del-Ida Park, Marina and West Settlers. Inside a district the Historic Preservation Board reviews exterior changes first, and it has ruled on roof colour before, so the material and colour are settled before the express permit is used.
East of the Intracoastal the design wind speed is 170 mph; west of it, 160 mph. The whole city is in the wind-borne debris region. We specify a self-adhered secondary water barrier on the Delray re-roofs we build.
- Three miles of beach and the Intracoastal
- Salt air reaches the flashing and fasteners on the east side first. Coating condition, edge corrosion and fastener compatibility get a close look, because mixing incompatible metals at a joint causes the problems later.
- Houses from 1980, cottages from the 1920s
- The median house east of the Intracoastal was built around 1980. Inside the districts the frame vernacular, Mediterranean Revival tile and Cape Cod shingle cottages date to the 1920s to 1940s, and the roof detail follows the house.
- Wind-driven rain
- Roof-to-wall details, edge metal and fastening are named in the proposal. Standing seam conceals the attachment; other systems use exposed screws, and we explain the future inspection points either way.

Is my Delray Beach roof due for replacement, or will another repair hold?
That turns on the roof around the damage. Brittle underlayment on several slopes, or flashing rusted through at every joint on a beach-side house, is past repairing.
The quarter-roof rule considers how much of a roof system or section is repaired, replaced or recovered in any 12-month period. Above a quarter, the roof covering across that entire system or section generally must be replaced or recovered to meet current code requirements.
If that system or section was built, repaired or replaced in compliance with the 2007 Florida Building Code or a later edition, only the portion being worked on must meet applicable current code requirements. We read the eServices permit record and measure the affected section first.
You get the repair and the replacement priced side by side in writing, with photographs.
Does a re-roof in Del-Ida Park or the Marina District need board approval?
Yes, inside any of the five local historic districts. A new roof there needs a certificate of appropriateness from the Historic Preservation Board before the express permit can be used, and the board can attach conditions on color.
We photograph the existing roof, prepare the product details for the submittal and order material only after the board has ruled. Outside the districts, in Seagate, Lake Ida or Osceola Park, the material is your call and any association's.
How soon can a new roof start in Delray Beach?
The permit is the short part. With a complete upload, the City's express re-roof permit is usually in hand within three business days.
What sets the start date is everything around it: a district's board review, an association's sign-off, tile lead time and the weather. We put the sequence and the dates in writing before the dumpster arrives, and the inspections are booked through eServices as each stage is ready.
What changes on a new roof east of the Intracoastal in Delray?
The wind band and the salt. Seagate, Tropic Isle and the Marina District sit in the 170 mph band, and the whole city is inside the wind-borne debris region, so tile, shingle or panels are fastened to the stricter pattern.
Salt air works on edge metal, valleys and fasteners before the covering, so those are specified in a salt-resistant grade and never mixed with an incompatible metal at a joint. West of the Intracoastal, toward Lake Ida and Military Trail, the band is 160 mph.
What comes with a Delray Beach roof replacement, before and after?
Before: photographs, and a written scope naming the tear-off, deck allowance, water barrier, flashing, covering and permit, with the price set after the free inspection; our Delray Beach roof replacement cost page explains what drives it. After: the final inspection, the manufacturers' product warranties in writing and, when your insurer asks, a roof certification letter.
Financing is available on approved credit, with zero-down options. Recent Delray re-roofs of ours include Senterra Drive, Monarch Court and Grande Palm Circle.
