Downtown adds offices and small blocks in 33401. Then the residential half: the carports, porches and rear extensions that post-war builders in Southland Park, Broadmoor and Ellamar attached to otherwise ordinary pitched houses.
A shopfront and a carport have nothing in common architecturally and everything in common as roofs, because low-slope covering does not shed water by shape. It moves water by fall and it holds water out by seam, and when either of those stops doing its job the roof has no second line of defence.
Three faults account for nearly all of it. Seams part, most often at an edge or where the covering climbs a wall.
Outlets clog, and a deck that cannot empty holds a shallow pond that leans on every seam it reaches while adding weight nobody designed for. And the junction between a low deck and the pitched roof above works loose, because that junction is the hardest-working detail on the building and the one most often patched with a tube of sealant.
Sealant is not a flashing. That junction wants forming in metal and lapping into both coverings so the water is steered rather than dammed.

- Choosing between single-ply, sheet and coating
Single-ply TPO arrives in wide rolls welded together with heat, reflects sunlight and suits the larger commercial decks around Northwood and the downtown blocks. Modified bitumen comes in narrower sheets and handles the cramped, irregular shapes of a carport or a rear extension far better. Coatings are a different proposition: they renew a covering that is still fundamentally intact. Picking between them is a judgement about condition, fall and how many years you want, and it is made on the roof.
- Standing water is a message
A low-slope deck should be dry a day after rain. If yours is not, either the outlets are not clearing or the deck no longer falls the way it was built to. Blocked outlets are the cheap version and clearing them often ends the matter entirely. A deck that has sagged is the other version, and patching it achieves nothing lasting; the fall has to be rebuilt with tapered insulation during a re-cover. Whichever it is, ignoring it lets the pond keep working on your seams.
- The wall the covering has to climb
Most low-slope roofs in this city stop at a raised wall instead of an open edge, and that is where the membrane must run upward, terminate and be capped. It is the most demanding thing a flat roofer does and the first place people reach for sealant when it starts weeping. We rebuild those terminations as they should be, carrying the covering up and fixing it mechanically beneath a cap, because a wall held together by a bead of mastic has a leak already scheduled.
- What a landlord or a board actually needs
Commercial and multi-unit work in 33401 and 33407 needs more than a figure. We divide the roof into mapped sections, photograph every one and return a document that separates what cannot wait from what belongs in next year's budget. That is something a manager can plan against and defend to owners. We hold Carlisle certification for TPO. Scope and price are agreed in writing beforehand, and the work is permitted and inspected in the normal way.

Would a coating do instead of a new flat roof?
It might, and where it fits it is excellent value. A coating renews a covering; it does not rebuild one. So it needs seams that are still closed, a deck that still falls correctly and outlets that still clear. Meet those conditions and you buy substantial extra life for a small share of a replacement. Miss them and you have painted over a fault that carries on underneath. The photographs from the inspection settle it, and we will tell you plainly which side of that line your roof sits on.
Why is there still water up there two days after rain?
One of two reasons. Either something is stopping the outlets clearing, which is usually leaves and grit and is quickly fixed, or the deck has lost its fall through age or settlement, which is not. The second needs the slope rebuilding with tapered insulation when the roof is re-covered. Both are worth dealing with rather than tolerating, because a pond bears down continuously on the seams beneath it and puts load onto a structure that was never sized for standing water.
The main roof is sound, so why does the porch leak?
Because you have two roofs of different kinds meeting along one line. The porch is low-slope and depends on fall and sealed seams; the roof above it depends on pitch. The line between them has to be formed in metal and tucked into both. Where somebody has run sealant along it instead, it opens, and water arrives inside while everything overhead looks perfectly fine. It is among the most frequent calls we take in this city, and it is fixed by rebuilding the detail rather than resealing it.
