    Almost every older house in this town has a piece of flat roof on it, and almost nobody thinks of it as a roof. It is the front porch, the back porch, the carport, the utility room, the rear addition that was built on in some other decade.

    Downtown, along the avenues, it is the whole building: shopfronts, small offices and mixed-use blocks finished flat behind a raised front wall. Those two look nothing alike and fail in exactly the same ways, because a low-slope roof does not shed rain by shape.

    It moves water by fall and holds it out by seam, and if either stops working there is no second line of defence. What is particular to Lake Worth Beach is the history.

    A porch roof here has often been recovered two or three times by different hands over the decades, so what you have is layers: an original build, a later patch, a coating somebody rolled on, and a set of details that have been sealed rather than rebuilt at each stage. Opening one of these up is genuinely informative, and it is why we will not quote a low-slope roof from the ground.

    The faults themselves are consistent. Seams open at a perimeter or where the covering climbs a wall.

    Outlets block, and a deck that cannot empty carries a shallow pond that presses on the seams below and adds weight the framing was never sized for. And the junction where the low roof meets the pitched roof above works loose, because it is the busiest detail on the house and the one most often treated with a tube of sealant.

    What to know.

    • Layers, and what is under them

      A porch or addition roof in this town has frequently been covered more than once, each layer added over whatever was there. That hides the deck, adds weight, and traps moisture between the layers where it works on the boards continuously. Part of any honest quote is finding out how many layers there are and what condition the timber beneath is in, which cannot be done from a ladder and is the reason we open a test area before pricing.

    • Choosing the covering

      Modified bitumen in narrower sheets suits the cramped, irregular shapes of a porch, a carport or a rear addition, with short runs and tight upstands, and it is what most of these houses want. Single-ply TPO, welded at the seams and light in colour, belongs on the larger downtown decks. A coating renews a covering that is genuinely intact and rebuilds nothing at all. Condition, fall and the years you need decide it.

    • The upstand at the wall

      Where a porch or addition roof meets the house, the covering has to run up the wall, terminate and be capped, and that is the hardest detail on any low-slope roof. On an older wall it is harder still, because the surface it has to terminate against may be rendered, patched or soft. We rebuild those properly, carrying the membrane up and fixing it mechanically under a cap rather than trusting adhesion to a wall that has been painted many times.

    • Downtown buildings and the parapet

      The shopfronts and small blocks along the avenues finish at a raised front wall, so the covering turns up behind the parapet and terminates out of sight from the street. That is where those buildings leak, and it is the first place a bead of mastic gets applied. We survey the roof in mapped sections, photograph every termination and penetration, and set out what needs rebuilding against what can reasonably be scheduled.

    How many layers can a porch roof have before it must come off?

    There is no single number, and the honest answer comes from opening it rather than counting from a ladder. What matters is the state of the timber underneath and whether the added weight and trapped moisture have started working on it. Where the deck is sound, a re-cover may be reasonable. Where layers have been holding damp against the boards for years, a tear-off is the only repair worth paying for, and the test area shows which you have.

    The main roof is fine, so why does the porch leak?

    Because two different roofs meet along one line and that line is the weak point. The porch is low-slope and depends on fall and closed seams; the roof above depends on pitch. The changeover must be formed in metal and lapped into both coverings. Where somebody has run sealant along it instead, heat and movement open it, and water arrives inside while everything overhead looks perfectly sound. Rebuilding the detail is the repair, not resealing it.

    Can a coating be used instead of replacing it?

    Where the conditions are met, yes, and it is genuinely good value. A coating renews a covering; it cannot reconstruct one. It needs seams that are still closed, a deck that still falls to its outlet and an outlet that clears. Satisfy those and you buy real years cheaply. Fail them and the fault carries on underneath, unseen and no cheaper for the wait. On a roof that has already been coated once, the test area usually settles the question quickly.
