A flat roof leaks at what goes through it or meets it: the drains and scuppers, the pipes and vents, the curbs under rooftop units, and the walls and parapets it runs up to. On a condo building like the ones on Palm Cove Boulevard the rooftop units and their curbs are the first place we look; on a shop along Atlantic Avenue or North Federal Highway it is the parapet flashing and the scuppers; on a house in Seagate or Tropic Isle it is the tie-in where the flat section over the porch meets the pitched roof above.

East of the Intracoastal, in Seagate, Tropic Isle and the Marina District, the edge metal, the termination bar and the parapet cap take salt daily, and a flat roof there fails at its edges while the field of the membrane is fine. A repair on the beach side replaces the edge metal in a grade that will stand the salt rather than sealing over rust; a re-roof there uses coastal-grade terminations throughout, fastened for the 170 mph wind band east of the water.
West of it, toward Military Trail, the band drops to 160 mph and the drains and the seams are the usual failures instead.

On the older flat sections over garages and porches east of Federal Highway, on houses from around 1980, the deck itself can have sagged between the joists. We clear the drainage, photograph the deck from above and from the attic, and rebuild the low spot with tapered board or new decking so the water leaves the roof the way it was meant to.
