Along and behind Atlantic Avenue the shopfronts, restaurants and small offices are almost entirely flat, usually finished behind a raised parapet, and many of them have plant, ducting and equipment sitting on the covering that was added long after the roof went down.
Around Mallory Square and the newer infill near downtown the terraces and roof decks are flat by design. And on the older houses east of Swinton the low-slope work is the porch, the carport and the rear addition somebody attached decades ago.
Different buildings, one set of failures, because a low-slope roof does not shed water by shape. It moves water by fall and keeps it out by seam, and if either stops working there is nothing behind it.
The faults are consistent. Seams open, usually at a perimeter or where the covering climbs a wall or a parapet.
Outlets block, and a deck that cannot empty holds a shallow pond that presses on every seam beneath it and adds weight nobody sized for. And on the commercial roofs, every piece of equipment is a penetration, a kerb and a set of details that were often cut into a finished roof by whoever installed the equipment rather than by a roofer.
That is where a lot of Atlantic Avenue leaks start. The junction where a low roof meets a pitched one is the residential equivalent, and it needs forming in metal rather than sealing, because sealant is not a flashing and never becomes one.

What to know.
- Everything on the roof is a hole in the roof
On the commercial buildings around Atlantic Avenue the covering is rarely the problem. The problem is the equipment: units, ducts, conduit and supports, each of which penetrates the roof and each of which was frequently installed by a trade other than roofing. Kerbs without proper upstands, pipework sealed rather than flashed, supports resting straight on the membrane. We survey every penetration individually and photograph it, because that is where the water is getting in.
- Parapets and the perimeter
Most flat roofs in the downtown blocks finish at a raised wall rather than an open edge, so the covering has to turn up, terminate and be capped. It is the most demanding detail on the roof and the first place a bead of mastic is applied when it starts weeping. We rebuild those terminations properly, carrying the membrane up and fixing it mechanically beneath a cap, because a parapet held together with sealant has a leak already booked in.
- Choosing the covering
Single-ply TPO, welded at the seams and light in colour, suits the open commercial decks and the larger terraces. Modified bitumen in narrower sheets handles the cramped shapes of a porch, a carport or a rear addition on an older house east of Swinton. A coating renews a covering that is still genuinely intact and rebuilds nothing. Condition, fall and the years you need decide which, and we are Carlisle certified for TPO.
- Water still there the next day
A low-slope deck should be dry within a day of rain. If it is not, either the outlets are not clearing or the deck has lost its fall. Blocked outlets are the cheap version and clearing them often ends it. A settled deck is the other, and no amount of patching addresses it; the fall has to be rebuilt with tapered insulation at the next re-cover. On a commercial roof standing water around equipment supports is the version that does damage fastest.

My restaurant roof leaks near the kitchen equipment. Why there?
Because that is where the roof has the most holes in it. Every unit, duct, conduit run and support penetrates the covering, and on a great many commercial buildings those penetrations were cut in by whoever installed the equipment rather than by a roofer. Kerbs without proper upstands, pipes sealed instead of flashed, and supports bearing directly on the membrane all leak eventually. We survey and photograph each penetration and rebuild the details that need it.
Can a coating be used instead of replacing it?
Where the conditions hold, yes, and on a large downtown roof the saving is significant. A coating renews a covering; it does not reconstruct one. It needs seams that are still closed, a deck that still falls to its outlets, and outlets that clear. Satisfy those and you buy real years for a fraction of a re-cover. Miss them and the fault continues underneath, out of sight. The survey photographs settle it and we will tell you plainly which case applies.
The tile roof is fine, so why does the porch leak?
Because two different roofs meet along one line, and that line is where the water goes in. The porch is low-slope and depends on fall and closed seams; the roof above depends on pitch. The changeover has to be formed in metal and lapped into both coverings. Where somebody has run sealant along it instead, heat and movement open it up, and water arrives inside while everything overhead looks untouched. Rebuilding the detail is the repair.
