    Boca Raton · Roof replacement

Roof replacement in Boca Raton starts with two checks: which side of the city line the house sits on, and what the association or historic guideline allows on the roof. Inside the city the re-roof is filed on Boca eHub, while Boca Del Mar and Boca Pointe carry a Boca address but file with Palm Beach County on ePZB.

A free inspection gives you photographs and a written scope and price for the new roof, whether it is concrete tile in an eighties village or shingle on a seventies house in the core. Molsbee Roofing has served Palm Beach County since 1975 from our shop in Lake Worth Beach, under Florida license CCC1327429.

Planning a new roof in Boca Raton

When a Boca Raton roof calls for replacement

In the eighties tile villages the tile often has years left while the underlayment and flashings beneath it are worn out. When that layer tears wherever a tile is lifted, a new roof means new underlayment under new concrete tile, or under the same clay barrel tile where it can be reset.

On a seventies shingle roof in the core, brittle shingle and repairs that keep repeating point the same way. Boca is more of a repair town for us than a re-roof town, so the photographs show you which case you are in.

Concrete tile, clay barrel, shingle or metal in Boca Raton

Concrete tile is the rule in Boca Del Mar and Boca Pointe, and it is priced as new tile over new underlayment. Sound clay barrel tile can be stacked and reset over new underlayment and flashing when enough matching pieces exist.

Shingle is the practical answer on the seventies ranches in the core, being lighter and simpler to repair. Standing seam works on the east side where the association allows it, and Old Floresta favors straight barrel mission tile.

Each has its own Boca Raton page.

Association letter, historic certificate, then the right permit desk

Boca Del Mar and Boca Pointe associations keep an approved tile list and often a color, so their letter comes before anything is filed or ordered. In Old Floresta and Pearl City, a certificate of appropriateness comes first.

Then the permit goes to the desk that owns the parcel: the City's Building Division on Boca eHub, with plans on Boca Eplans, or Palm Beach County on ePZB, where a single-family re-roof is self-issued. We check the parcel, not the mailing address, before we quote.

From tear-off to final inspection on a Boca re-roof

Tile is stacked or removed and the old underlayment comes off, exposing the deck; soft sheathing is photographed and priced for your approval, and the rest is re-nailed. We seal a self-adhered secondary water barrier over the deck, renew the flashing at walls and penetrations, and specify edge metal for salt near Lake Boca and the Intracoastal.

Fastening follows the 170 mph oceanfront band along A1A or the 160 mph mainland band, and the city or county inspects the stages before the covering hides them. Cleanup of the lot is listed in the scope.

    Permits in Boca Raton

For work in Boca Raton, confirm requirements with the building department responsible for the property and complete any required historic or HOA review before ordering materials or beginning work.

Boca Raton is two permit regimes on one page. Inside the city line, the Building Division at 200 NW 2nd Avenue takes the application on Boca eHub, with plans uploaded to Boca Eplans. Boca Del Mar and Boca Pointe in 33433 sit outside the city, so those roofs are filed with Palm Beach County on ePZB, where a single-family re-roof is self-issued.

Two local historic districts, Old Floresta and Pearl City, need a certificate of appropriateness first. The Old Floresta guideline prefers straight barrel mission tile in terracotta and lists asphalt shingle, metal shingle, standing seam and wood shakes as not preferred; the order is repair, then in-kind, then something appropriate.

The oceanfront along A1A is in the 170 mph design wind band; the mainland is 160 mph. The code sets the secondary water barrier requirements for a re-roof and allows several methods; ours is a self-adhered membrane over the deck.

Beach, Intracoastal, Lake Boca and canals
East Boca has two miles of beach plus the Intracoastal and Lake Boca, and a significant portion of the city sits in flood zones that follow the coast and the canals. Roof edges and metal take salt first.
    A 1977 core beside 1985 club villages
The typical house in 33486 dates to 1977; Boca Del Mar and Boca Pointe, with its 29 villages, average 1985. In a tile village the quote turns on the tile: clay barrel tile can be lifted, laid back over new underlayment and reset, while concrete tile is priced as new tile.
Flat roofs from Glades Road to Yamato
Glades Road offices, Town Center and the 1.7 million square feet at the Boca Raton Innovation Campus on Yamato Road sit under flat roofs; recover or replace under the quarter-roof rule is the first call.

After the most recent major rain water began to drip from our ceiling. Preparing for the worst we called Molsbee roofing after seeing their crews replace a large house nearby. They actually had a crew here the next day, found a spot that needed repair, and fixed it before it got worse.

Roof replacement questions in Boca Raton

Which office permits a new roof on my Boca Raton house?

It depends on the parcel, not the postal address. Inside the city line, from Camino Gardens to the streets off Glades Road, the City of Boca Raton Building Division takes the re-roof on Boca eHub, with plans uploaded to Boca Eplans.

Boca Del Mar and Boca Pointe are unincorporated, so their re-roofs go to Palm Beach County on ePZB. We confirm the jurisdiction before writing the proposal and file with the correct desk once you sign.

Can a Boca Pointe or Boca Del Mar tile roof be replaced with a different material?

Only if the association agrees, and in these villages the tile list usually decides. A change from concrete tile to metal or shingle needs the architectural committee's written approval, including profile and color, before the county filing.

Ask for the association's current roof standard before collecting prices, since a quote for a material the village will not accept is not one worth comparing. We do not order tile or panels until the letter is in hand.

What is different about a re-roof in Old Floresta or Pearl City?

Both are local historic districts, so the certificate of appropriateness comes before the building permit. Old Floresta's guideline prefers straight barrel mission tile in terracotta and lists asphalt shingle, metal shingle, standing seam and wood shakes as not preferred.

Its order is repair, then in-kind, then something appropriate, so we photograph the existing profile and price the in-kind roof first. On sound clay barrel tile, lifting and resetting the same tile over new underlayment keeps the roof in kind.

Repair or new roof: how do you decide on a Boca roof?

We decide by what lifting the covering shows. Brittle underlayment under sound tile, or shingle failing across whole slopes, means the roof as a system is finished.

The quarter-roof rule considers how much of a roof system or section is repaired, replaced or recovered in any 12-month period. Above a quarter, the roof covering across that entire system or section generally must be replaced or recovered to meet current code requirements.

If that system or section was built, repaired or replaced in compliance with the 2007 Florida Building Code or a later edition, only the portion being worked on must meet applicable current code requirements. On a Boca Del Mar tile roof, that threshold often decides whether a slope repair can stay a repair, so we check the permit history and measure the damaged area first.

    Both prices arrive in writing.

What arrives in writing with a Boca Raton roof replacement?

A written scope listing the tear-off, deck allowance, water barrier, flashing, edge metal, covering, permit desk and inspections, with the price following the free inspection; the Boca Raton roof replacement cost page explains what moves it. At the end you receive the final inspection, the manufacturers' product warranties in writing and, if your insurer asks, a roof certification letter.

Boca homeowners can finance the roof on approved credit, with zero-down options. Our Boca re-roofs include Ironwedge Drive, Concord Green Drive West, Cypress Lane and Southwest 5th Street, nearly all by referral.
