Roof replacement in West Palm Beach
Request your free inspection
Roof replacement in West Palm Beach is the honest answer once the underlayment has failed across the roof rather than at one spot, and it starts with a free inspection, photographs and a written scope and price. On an El Cid or Flamingo Park house the historic file goes in before the permit and the plank deck is judged at tear-off; a post-war house in SoSo, mostly on plywood, is a different job.
We file the re-roof through Civic Access and keep the roof dried in between the City's inspections. Molsbee Roofing has served Palm Beach County since 1975 from our shop in Lake Worth Beach, under Florida license CCC1327429.

Planning a new roof in West Palm Beach
When a West Palm Beach roof needs replacing, not another repair
Replacement becomes the honest answer when the failures stop being local: water showing in a new room after each fix, underlayment that crumbles wherever tile is lifted, or soft plank at the eaves on more than one slope. A single slipped tile or a split pipe boot is still a repair, and our roof repair page covers it.
Before advising, we pull the address's permit history in Civic Access, since the date of the last re-roof shapes how a large repair is treated. The written recommendation says which side of that line your roof sits on.
Tile, shingle, metal or flat: the new roof follows the house
El Cid's stucco houses from the mid-twenties carry tile, and sound clay barrel can be detached and reset over new underlayment instead of bought new; concrete tile is priced as new tile. Many Flamingo Park, Grandview Heights and Prospect Park bungalows were built with shingle.
Standing-seam metal is an open choice outside the districts and a review question inside them. A flat porch or addition gets its own TPO or modified bitumen section, priced on its own line.
Each material has a West Palm Beach page with the detail.
Historic review first, then the Civic Access permit
Inside any of the City's 18 locally designated historic districts, an exterior roof change needs historic review before the permit, at staff or board level depending on the change. Because the City favors in-kind replacement, putting back the same material is the simpler application, though it still goes through review.
We assemble the roof details for the certificate of appropriateness and order nothing until it is granted. Outside the districts, the Civic Access permit is the first gate, and we set dates once it is in hand.
Tear-off to final inspection on a West Palm Beach re-roof
The old covering comes off to the deck, which on pre-war houses is usually plank: sound boards are re-nailed, and soft ones are photographed and priced for your approval before they are replaced. A self-adhered secondary water barrier is sealed over the deck, then new flashing goes in at walls, chimneys and parapets, with salt-rated edge metal near Flagler Drive.
Fastening follows the 160 mph mainland band or the 170 mph waterfront band. The City sets the inspections, such as sheathing, tin tag, in progress and final, and cleanup is written into the scope.
How it works in West Palm Beach
Permits in West Palm Beach
For work in West Palm Beach, confirm requirements with the building department responsible for the property and complete any required historic or HOA review before ordering materials or beginning work.
West Palm Beach files through Civic Access, and the City sets which re-roof inspections apply to each job, such as roof framing, roof metal or tin tag, sheathing, roofing in progress and final. In some cases inspectors accept an inspector-approved affidavit with photos, so we confirm the list for your roof before the schedule is set. The city publishes about three weeks for a compliant residential remodel review and no roofing-specific figure.
The city has eighteen locally designated historic districts and 46 sites. In El Cid, Flamingo Park, Old Northwood, Grandview Heights and the other districts, an exterior roof change needs historic review before the permit; whether staff or the board reviews it depends on the change, and the city favours in-kind replacement. The mainland is in the 160 mph band; the Flagler Drive waterfront is 170 mph. The code sets the secondary water barrier requirements for a re-roof; we specify a self-adhered barrier over the deck.
- Tile, Mission and Craftsman by district
- El Cid is stucco and tile from 1923 to 1926; Flamingo Park is Mission and Spanish Revival with bungalows; Old Northwood mixes Mediterranean Revival and Craftsman. The roof detail follows the house.
- Lake Worth Lagoon at the door
- Downtown and the historic districts face the lagoon directly across from the Palm Beach island. Salt reaches Flagler Drive and the streets behind it, so edge metal and fasteners are specified for it.
- Every inspection on one schedule
- Whichever inspections the City sets for the job, we hold those dates and keep the roof dried-in between them, from Northwood Hills to the Grandview Heights historic district.

When does a West Palm Beach roof need replacing instead of repairing?
When the failure is spread out. A cracked tile or a split pipe boot is a repair; leaks turning up in new places, underlayment that tears across a slope or soft plank at several eaves point to a new roof.
The quarter-roof rule considers how much of a roof system or section is repaired, replaced or recovered in any 12-month period. Above a quarter, the roof covering across that entire system or section generally must be replaced or recovered to meet current code requirements.
If that system or section was built, repaired or replaced in compliance with the 2007 Florida Building Code or a later edition, only the portion being worked on must meet applicable current code requirements. We read the address's Civic Access permit history and measure the damaged section first.
Both options come to you in writing, with the photographs that decide between them.
Does a new roof in El Cid or Old Northwood have to match the old one?
The City favors that, though it is not automatic. Inside a locally designated district, any change of material, profile or color goes to historic review before the Civic Access permit, and a matching roof still needs that review; it is simply the easier file.
On clay barrel tile we can lift the tile, renew the underlayment and flashing, and reset the same tile, so the street sees the roof it knew. Our crews wear protective, safe footwear on tile, and we photograph the profile, color blend and ridge detail before anything comes off.
How long does a roof replacement take in West Palm Beach?
There is no single figure to quote. The City publishes about three weeks for a compliant residential remodel review and nothing specific to roofs, and a historic district puts the certificate of appropriateness ahead of that.
Once the permit is issued we set the delivery, tear-off and inspection dates and send them to you in writing. Weather and the inspection calendar can move the middle of the job, so the roof is dried in at the end of each working day rather than left open.
Who files the permit and meets the inspectors on a West Palm Beach re-roof?
We do. Molsbee Roofing files the re-roof with the City of West Palm Beach Building Division through Civic Access, books each inspection the City sets for that permit, and has the roof ready to be seen at every stage.
In a historic district we prepare the roof description for the certificate of appropriateness first, so the permit is not held up. You keep the permit record and the City's final inspection result at the end of the job.
What paperwork and price come with a new roof in West Palm Beach?
Before work: photographs and a written scope naming the removal, deck work, secondary water barrier, flashing, edge metal and inspections, with the price, which follows the free inspection; our West Palm Beach roof replacement cost page explains what moves it. After work: the permit record, the City's final inspection, the manufacturers' product warranties in writing and, on request, a roof certification letter for your insurer.
Financing is available on approved credit, with zero-down options and flexible terms. Recent re-roofs here include Ellamar Road, Lytle Street, Miramar Way and Granada Road, nearly all by referral.
