Lantana · Flat roof repair and replacement
A flat roof in the Lantana ZIP is usually a room somebody added. On the older houses of mainland Lantana it is the Florida room or the carport roofed over, tied into the shingle above by whoever built it; on the lagoon it is a condo building, such as the buildings on Yacht Club Way in Hypoluxo where we do repair work; on the island it is the flat section on an estate house where the salt takes the edges.

Before flat roof work in Lantana
A room with no warning system
A pitched roof gives notice: a lifted shingle, a slipped tile. A flat section over a Florida room gives none until the ceiling stains, and by then the water has run along the deck from wherever it got in.
On the mainland houses around Lantana Pines and Hypoluxo Park the entry point is the tie-in to the shingle roof above, where the flashing was set too low, or a drain that has stopped draining. We walk the whole section, photograph it, and rebuild the tie-in with the membrane run up the wall and the shingle relaid over new flashing.
Salt takes the edges
On Hypoluxo Island, Point Manalapan and along the lagoon behind Ocean Avenue, the edge metal, the termination bar and the flashing at the wall take the salt, and a flat roof there fails at its perimeter while the membrane is fine. A repair replaces the edge in a grade that will stand the salt; sealant over rust is a season's delay, not a repair.
On the water we specify coastal-grade terminations throughout on a re-roof, fastened to the higher wind band that applies on the island side of the lagoon.
Condo buildings and shops
On a low-slope condo or commercial roof the inspection is the membrane: seams, drains, scuppers, the curbs under rooftop units and the tie-ins to walls, walked in full and photographed with a report the board or the owner can act on. Our repair work on Yacht Club Way is on our books, and the shops along Dixie Highway and Lantana Road carry the same kind of roof.
A TPO single-ply membrane, heat-welded at the seams, is the usual replacement on a roof that size, and we are Carlisle-certified to install it; modified bitumen suits the small residential sections.
Repair, restoration or replacement, and the permit desks
A seam, a drain or a wall flashing on its own is a repair. A coating over a sound, dry membrane is a restoration; over wet insulation it hides the problem.
A membrane buried under its own patches, insulation that gives underfoot or a soft deck is a replacement, and a large repair can bring in the quarter-roof rule. The tear-off shows the rest: earlier layers, rotten boards at the tie-in.

The town's Building Division at 504 Greynolds Circle takes two paper copies plus one digital copy, delivered in person or emailed, and it accepts cash or check only, with no online payment. Inspections run 9 to 3 and are requested before 3 pm for the next day. That changes how we sequence a job: the file is walked in, not uploaded.
Lantana's mainland is in the 160 mph band; the island side of Lake Worth Lagoon is 170 mph, and the whole town is in the wind-borne debris region. The town administers its own flood zone building requirements, and a fifth of Lantana is water, so lagoon-side lots get the flood check early.

Hypoluxo's permits go through the town's contracted firm rather than an online portal, and we handle that filing. When a building reaches replacement, TPO heat-welded at the seams is the usual system, and the board gets the manufacturers' product warranties alongside our lifetime workmanship warranty, both in writing.
Why does my Florida room roof leak where it meets the house?
Because it was added after the main roof and the junction was never flashed high enough. The shingle above sheds water onto the membrane, the water runs to the wall and gets behind the low flashing.
We run the membrane up the wall, flash it, and relay the shingle over the new flashing. In Lantana that repair still goes through the Building Division, with the paper copies walked in to Greynolds Circle, cash or check for the fee, and the inspection requested before 3 pm for the next day.
My island house has a flat section that leaks at the edge. Why?
Salt. On Hypoluxo Island and Point Manalapan the edge metal and the termination bar rust through while the membrane is sound, and the water gets in at the perimeter.
We replace the edge in a grade that stands the salt and tie the membrane into it. The island side of the lagoon sits in the 170 mph wind band, so the new edge is fastened to that standard, and on a lagoon-side lot the town's flood-zone check comes early, before the price is final.
