    Low-slope roofing in Lantana turns up in two quite different guises. On the mainland streets it is the small attachment that most single-storey Florida houses acquired at some point: a carport, a screened porch, a utility area, the covered walk from the drive to the door.

    Out on Hypoluxo Island and towards Point Manalapan it is often something else entirely, a deck, a terrace or a roof over a waterside room, built flat on purpose because the view mattered more than the pitch, and frequently sitting directly above living space rather than over a car. That second kind is the one that punishes neglect fastest, because there is no attic between the covering and the ceiling to give you any warning at all.

    What both share is that a low-slope roof has no shape to fall back on. It moves water by fall and holds it out by seam, and if either stops working there is nothing behind them.

    Three faults do nearly all the damage here: seams opening at a perimeter or where the covering climbs a wall, outlets blocking so the deck ponds and presses on the seams beneath, and the junction with the pitched roof above working loose because it was sealed rather than formed in metal. On the water there is a fourth, which is that every termination bar, kerb and length of edge trim is metal, and salt reaches all of it.

    We survey the low-slope area separately, open a test spot where the covering has been added to more than once, and price it on its own line. Because these areas are small they are the ones most often folded into a rate per square foot for the whole house, which never covers the upstand, the perimeter, the outlet and the junction that make up the actual work.

    What to know.

    • A flat roof over a room has no warning system

      Where a low-slope roof sits over living space rather than over a carport, there is no attic to catch a leak and nothing between the covering and the ceiling. Small failures therefore announce themselves as damage rather than as a stain, and by then the deck has usually been wet for a while. Those roofs justify being inspected on a schedule rather than when something appears, and we say so plainly at the inspection.

    • Salt takes the edges

      Every kerb, termination bar, edge trim and outlet on a low-slope roof is metal, and on the island salt arrives from both directions. Those components fail before the membrane does, and because they are exactly the points where the covering is held down and turned up, they are also where the water enters. We specify appropriate grades for a coastal address and name them on the quote, since that is the line most likely to differ between two prices.

    • Choosing the covering

      Modified bitumen in narrower sheets suits the cramped shapes of a mainland carport or porch, with short runs and tight upstands. Single-ply TPO, welded at the seams and light in colour, belongs on the larger terraces and decks out on the water. A coating renews a covering that is genuinely intact and rebuilds nothing at all. Condition, fall and the years you need decide it, and on a coastal roof so does what the terminations are made of.

    • Water still there the next day

      A low-slope deck should be dry within a day of rain. If it is not, either the outlet has stopped clearing or the deck has lost its fall. A blocked outlet is quick and cheap to clear and frequently ends the problem outright. A settled deck is the other version, and patching does nothing lasting; the fall has to be rebuilt with tapered insulation at the next re-cover. Standing water works on seams continuously either way.

    My flat roof is over a bedroom. Does that change anything?

    It changes how much warning you get, which is close to none. With no attic between the covering and the ceiling, a seam that opens shows up as damage to the room rather than as a mark that gives you time to act. Those roofs are worth inspecting on a schedule instead of waiting for a symptom, and the outlet in particular is worth clearing more often, because ponding over living space is the version of this problem that costs the most.

    Can a coating be used instead of replacing it?

    Where the conditions hold, yes. A coating renews a covering; it cannot reconstruct one. It needs seams that are still closed, a deck that still falls to its outlet, an outlet that clears and terminations that are still sound, which on a coastal roof is the condition most often not met. Where an area has already been coated once, a test opening usually answers the question quickly, and we would rather open it than guess on your behalf.

    The main roof is fine, so why does the porch leak?

    Because two different roofs meet along one line and that line is the weak point. The porch is low-slope and relies on fall and closed seams; the roof above relies on pitch. The changeover has to be formed in metal and lapped into both coverings. Where somebody has run sealant along it instead, heat and movement open it up, and water arrives inside while everything overhead looks perfectly sound. Rebuilding the detail is the repair, not resealing it.

    Why is there water sitting on my carport roof?

    Either the outlet has blocked or the deck no longer falls the way it was built to. The first is common, cheap and often the whole answer. The second is settlement, and no amount of patching addresses it; the slope has to be rebuilt with tapered insulation when the roof is re-covered. It is worth dealing with either way, because standing water presses continuously on the seams beneath it and adds weight the structure was never sized to carry.
