    Greenacres · Roof replacement

Roof replacement in Greenacres is mostly a whole-house job on a late-1980s block ranch or villa, and on many streets those first roofs are wearing out together. The city inspects a re-roof in person at several stages, so the schedule bends to the inspector as much as to the weather.

Every new roof starts with a free inspection, photographs and a written scope with the price, plus a check on whether the city or the county issues your permit. Molsbee Roofing has served Palm Beach County since 1975 from our shop in Lake Worth Beach, under Florida license CCC1327429.

Planning a new roof in Greenacres

When an eighties Greenacres roof is due for replacement

The typical Greenacres house dates to 1987, and on a roof that age the deciding layer is the underlayment. If it tears or crumbles wherever we lift the covering, or brittle shingle runs across whole slopes, a re-roof is the honest answer and a patch just moves the leak along.

One failed boot or valley over sound felt is still a repair. When the house next door has just been re-roofed, yours is often a close match in age and covering, which is a good moment to have it walked.

Shingle, tile, metal or flat on a Greenacres block house

Most Greenacres ranches carry shingle, and architectural shingle over a sealed deck is the common re-roof. Tile goes back where the house was built for it; concrete tile is priced as new tile, and sound clay barrel tile can be reset over new underlayment.

Metal weighs less than the shingle it replaces, so it suits owners who want a different roof without asking more of the trusses. A Florida room or later garage with a flat section is redone in TPO or modified bitumen and tied in at the wall.

MGO Connect, the Roof Package and the in-person inspections

The Building Division at 5800 Melaleuca Lane has taken roofing permits only on MGO Connect since 15 April 2026, with the city's own Roof Package form and the contractor enrolled on the portal. A certified notice of commencement has to be recorded before inspections begin.

Greenacres then inspects sheathing, tin tag and in-progress in person before the final, each requested by 3 pm the business day before. We hold that schedule for the inspector and keep the roof dried in between visits.

A Greenacres re-roof from tear-off to the final visit

The old roof comes off to the plywood, soft sheets are cut out and replaced, and every sheet is re-nailed for the 160 mph band the city sits in. The sheathing inspection happens with the deck bare.

A self-adhered secondary water barrier and new flashing follow, then the tin-tag visit checks them before the covering hides them. Roof-to-wall straps are checked while the deck is open and priced when the code calls for them.

After the in-progress and final visits, the site is cleaned and the photographs are yours.

    Permits in Greenacres

For work in Greenacres, confirm requirements with the building department responsible for the property and complete any required historic or HOA review before ordering materials or beginning work.

Greenacres runs its own Building Division at 5800 Melaleuca Lane, weekdays 8 to 4:30, and since 15 April 2026 the roofing permit is filed on MGO Connect only; emailed applications are no longer accepted. The city wants its own Roof Package form, the contractor enrolled on the portal and a certified notice of commencement on file before inspections start.

Greenacres accepts no affidavits on roofs. Sheathing, tin tag and in-progress are live inspections before the final, each requested by 3 pm the business day before, Monday to Friday. We hold the schedule for the inspector.

The city sits inland in the 160 mph wind band and the wind-borne debris region; the code sets secondary water barrier requirements on a re-roof, and we specify a self-adhered one.

    Local conditionsBuilt for Greenacres
A city that grew in the 1980s
Greenacres went from 1,731 residents in 1970 to 18,683 in 1990, and the typical house dates to 1987.
    Flood pockets since 2017
The city was once entirely Zone X. Since 5 October 2017 it has carried AE and AH flood pockets, and the county's new flood maps took effect in December 2024, so we check the parcel before the proposal.
    Storm history in the record
The 1926 and 1928 hurricanes virtually destroyed the town. Every roof from 10th Avenue North to Ferreri Community Park and Heather Estates Park is designed for 160 mph gusts today, and the fastening schedule is written into the proposal.

    Roof replacement questions in Greenacres

Is my Greenacres roof due for replacement, or will a repair hold?

If the water has one way in and the felt around it is sound, a repair holds. If the felt fails across slopes on an original 1980s roof, the repair is money spent twice.

The quarter-roof rule considers how much of a roof system or section is repaired, replaced or recovered in any 12-month period. Above a quarter, the roof covering across that entire system or section generally must be replaced or recovered to meet current code requirements.

If that system or section was built, repaired or replaced in compliance with the 2007 Florida Building Code or a later edition, only the portion being worked on must meet applicable current code requirements. We measure the failed area at the inspection and give you the repair and the new roof as separate written prices.

Why does Greenacres inspect a new roof in person at each stage?

Because the city does not take a contractor's paperwork in place of a visit on a re-roof. Its inspector sees the bare sheathing, the tin-tagged underlayment and the covering in progress before signing the final, so the nailing pattern on your roof is checked by eye.

That works in your favor, though it shapes the calendar: the deck has to be open for one visit and dried in for the next. We book each visit the business day before and plan the tear-off around them.

My address says Greenacres. Does the city or the county permit my new roof?

The parcel decides, not the envelope. Inside city limits the permit goes on MGO Connect and the city's in-person inspections follow.

Toward Jog Road, on the 33467 side of the mailing area, a house can sit in unincorporated Palm Beach County, where the re-roof is permitted through the county's ePZB system and county inspectors make the visits. We look up the parcel before we quote, because it changes both the desk and the routine.

Does my association need to approve a new roof in Greenacres?

If you live in one, usually yes. The city has no design board for a standard re-roof, but in communities such as River Bridge and Nautica Isles the association's letter on covering and color comes before we file with the city.

Ask your manager for the current roof standard and bring it to the inspection. We prepare the submittal with product sheets and samples, and order nothing until the letter is back.

Which company does Greenacres re-roofs, and what do you receive on paper?

Molsbee Roofing, family-owned since 1975, a GAF Certified Contractor and an Owens Corning Preferred Contractor, rated 4.8 from 200+ Google reviews. Our recent Greenacres re-roofs include Marbletree Lane, Hendry Drive, Canal Drive and Barton Creek Circle, most of them referred by neighbors.

You receive the scope, the city's inspection results, the manufacturers' product warranties in writing and, on request, a roof certification letter for your insurer. The written price follows the free inspection, and our Greenacres roof replacement cost page explains the drivers.
