Flat Roof Repair and Replacement in Greenacres

A flat section added to a block house meets the main roof at a wall or a fascia, and that junction is where the water gets in: the shingle above drains onto the membrane, runs to the wall and finds flashing set too low. The repair rebuilds the tie-in, with the membrane run up the wall to a proper height and the shingle above relaid over new flashing.

On a villa the low-slope section at the party wall is the same problem shared with a neighbour, and we flash it so neither unit leaks into the other.

1. A flat section with no fall holds water, and water still on the roof days after rain is a low spot, a blocked outlet or a scupper set too high. The membrane under standing water is the first thing to fail.
2. Every inspection starts with where the water goes, and a repair clears the drainage and, where the roof needs it, rebuilds the low spot with tapered insulation board so the water has a way off.

Both go over a re-nailed deck with insulation board where it is needed. Where a permit is needed the City of Greenacres inspects the sheathing, the roof in progress and the final in person, with no affidavits, and on the county side of the mailing area the permit is ePZB with the county's own flat-roof form.

A single split seam, a failed outlet or one wall flashing is a repair. A membrane coated over its own failures more than once, or a deck that gives underfoot, is a replacement.
