Roof replacement in Palm Beach
Request your free inspection
Roof replacement in Palm Beach is decided by what lies under the tile, then sequenced by the island's rules: the design board first, the town permit second, and the season calendar over both. A new roof here is usually clay barrel tile reset or matched, with salt-grade metal at every valley and edge and a self-adhered secondary water barrier sealed to the deck for the 170 mph band.
We inspect for free, photograph each layer and give you a written scope and price before anything is ordered. Molsbee Roofing has served Palm Beach County since 1975 from our shop in Lake Worth Beach, under Florida license CCC1327429.

Planning a new roof in Palm Beach
When an island roof needs replacing, not another repair
On Palm Beach the tile is rarely what gives out first. Replacement becomes the honest answer when the underlayment is brittle across whole slopes, when salt has eaten the valley and wall metal in several places at once, or when leaks keep surfacing in different rooms of a closed house.
A single slipped tile or one rusted flashing is still a repair, and we say so. The free inspection lifts tile at the suspect spots, so the call rests on photographs of the layers rather than on the age of the house.
Tile, copper, aluminum or shingle on an island re-roof
Clay barrel tile is the island's default, and where the existing clay is sound we lift, store and reset it over new underlayment; flat concrete tile is replaced with new. Standing-seam copper or aluminum suits some houses, while coated steel has no place this close to salt.
Shingle goes back where a house already carries it or the town accepts it, and low-slope loggia and guest-wing sections get their own membrane. Each material has its own Palm Beach page, and the board's view usually narrows the choice before the budget does.
ARCOM or Landmarks, then the EPL permit, then the clock
A re-roof that keeps the same tile and the same look usually goes straight to the permit desk at Planning, Zoning and Building. A change of profile, color or material goes first to the Architectural Commission, and a landmarked house answers to the Landmarks Preservation Commission instead.
We are registered in the town's EPL portal and file there once any approval is in hand. Then the ordinance clock takes over: December to April, weekdays 8 to 5 with no heavy equipment before 9; May to November, 8 to 6 with Sundays off; nothing from December 24 to January 1.
On the roof: from tear-off to dry-in inside the allowed hours
Tile that is being kept is lifted and stacked before the old underlayment comes off. The deck is opened, photographed, repaired where it is soft and re-nailed, then a self-adhered secondary water barrier is sealed to it.
New valleys, drip edge and wall flashings go in a grade chosen for salt from both shores, and the covering is fastened for the 170 mph band. Each opened section is dried in before a closed day, the town inspects as the permit requires, and the street is cleared of deliveries and the dumpster at the end.
How it works in Palm Beach
Permits in Palm Beach
For work in Palm Beach, confirm requirements with the building department responsible for the property and complete any required historic or HOA review before ordering materials or beginning work.
On the island the roof goes to a design board before it goes to the permit desk. A re-roof that changes the material or appearance goes before the Architectural Commission, which looks closely at roof tile profile; a landmarked house goes to the Landmarks Preservation Commission instead. The permit form asks whether the scope has been before either board and records the existing and proposed roof material. Every contractor registers with the town in the EPL portal first.
The work calendar is town ordinance: December to April, weekdays 8 to 5 with no Saturdays, Sundays or holidays and no heavy equipment before 9; May to November, 8 to 6 with no Sundays; a construction pause from December 24 to January 1. The island is not exempt from the Saturday rule. The whole island is in the 170 mph band, and on the re-roofs we build a self-adhered secondary water barrier is sealed to the deck.
- Eighteen miles long, under a mile wide
- Palm Beach is never wider than three quarters of a mile, with the Atlantic on one side and Lake Worth Lagoon on the other. No roof here is far from salt spray or open wind.
- Mizner's tile
- Mediterranean Revival tile is the island's signature, set by Addison Mizner's 67 structures from 1919 to 1924. In the Estate Section and Midtown, matching profile and colour is the job, not an option.
- The south-end condo island
- The guard-gated island off the south end holds ten low-rise associations built from 1968, including Villa Tambour. Building-by-building re-roofs run to the same seasonal clock as the houses.

Can my Palm Beach roof be repaired, or does it need a new roof?
It depends on how far the failure runs. A rusted valley or a few slipped tiles over sound felt is a repair; underlayment that tears wherever a tile is lifted calls for a re-roof.
The quarter-roof rule considers how much of a roof system or section is repaired, replaced or recovered in any 12-month period. Above a quarter, the roof covering across that entire system or section generally must be replaced or recovered to meet current code requirements.
If that system or section was built, repaired or replaced in compliance with the 2007 Florida Building Code or a later edition, only the portion being worked on must meet applicable current code requirements. We check the town's permit history for the roof before recommending either path, and the written scope prices the one the code allows.
How long does a Palm Beach re-roof take with the board and the season hours?
The calendar is set more by approvals than by roofing. A like-for-like tile job skips the board and moves to the permit; a change of look waits for its Architectural Commission or Landmarks hearing first.
After that, the town's working hours set the pace, and a winter tear-off is planned in smaller sections so each one is dry before work has to stop. We give you the sequence in writing, and where there is a choice, a start between May and November usually runs more smoothly.
Can the new roof go on while my Palm Beach house is closed for the summer?
Yes, and summer is often the simpler season for it, with the longer 8-to-6 working day. Your property manager or house staff handles access, and you receive photographs of the deck at tear-off, any extra sheets we propose to replace and the finished roof, wherever you spend the season.
Nothing beyond the agreed scope is done until you have seen the photograph and approved it.
What paperwork comes with a new roof on Palm Beach, and when is it priced?
Before work: the inspection photographs and a written scope and price, naming the tile to be reset or bought, the metal grade, the water barrier and any board submission. After work: the permit record with the town's inspection results, photographs of the finished roof and the manufacturers' product warranties in writing, plus a roof certification letter for your insurer on request.
The written price comes after the free inspection, and our Palm Beach roof replacement cost page explains what moves it. Financing is offered on approved credit, and zero-down options are among the terms.
