    Material has to get up there and waste has to come down, which usually means a hoist and a plan rather than a skip on a driveway. Wind at roof level on a tall building is considerably stronger than the wind at the front door, so loose material, temporary covers and partly completed sections all have to be secured to a standard that has nothing to do with a house.

    Work happens above people who live there, so noise, access, lifts and car parking all have to be sequenced with the manager.     What to know.

    • Getting materials up and waste down

      On a tall building the logistics are part of the job rather than an afterthought: how material is hoisted, where it is staged at roof level, how waste comes down, and what that does to the car park and the entrance for the duration. It affects cost, programme and how disruptive the work is for residents, and it belongs in the quote in writing. A price that ignores it has not been produced by somebody who has done one.

    • Wind at roof level is not wind at the door

      Several storeys up, the wind is stronger and more consistent than it is at ground level, which changes how partly completed work, temporary covers and stored material must be secured. It also means a small failure at a perimeter or an upstand is under far more pressure than the same detail on a house. Sequencing work so that no section is left vulnerable overnight is a real constraint and a real cost.

    • The roof is full of other people's equipment

      Mechanical plant, lift overruns, stair enclosures, aerials and davits all sit on the covering, and many were installed or altered by trades other than roofing. Kerbs without proper upstands, supports bearing on the membrane and services sealed rather than flashed are the commonest findings up there. Each penetration is surveyed and photographed individually, because collectively they are where the water is getting in.

    What makes a high-rise roof more expensive than the same area at ground level?

    Access and occupancy, mostly. Material has to be hoisted and waste brought down, staging at roof level is limited, wind several storeys up dictates how work is secured and sequenced, and everything happens above people living in the building, which constrains hours and routes. None of that shows in a square-foot rate, which is why a tender that looks unusually low is worth reading for what it assumes about getting up there.

    Our roof leaks near the mechanical plant. Why there?

    Because that is where the covering has the most interruptions. Plant, ducting, conduit and their supports all penetrate or bear on the roof, and a great many were installed or altered by trades other than roofing. Kerbs without proper upstands, supports resting directly on the membrane and services sealed rather than flashed are the usual findings. We survey and photograph every penetration and rebuild the details that need it.

    Can a coating be used instead of replacing a tower roof?

    Where the conditions hold it can, and at that scale the saving is substantial. A coating renews a covering; it cannot rebuild kerbs, terminations or upstands, and it cannot dry out an assembly that has taken on water. Seams closed, deck falling to its outlets, outlets clearing and terminations sound are the requirements, and on this coast the terminations are usually what decides it. A test opening establishes the answer before anything is tendered.

    How disruptive is a full roof replacement for residents?

    Manageable if it is planned and difficult if it is not. Expect noise during working hours, a hoist and a staging area affecting part of the car park, and some restriction on roof access for the duration. What we put in writing is which sections are worked when, how long each is open, how material and waste move, and what happens if weather arrives mid-section, so the manager can tell residents in advance rather than field complaints afterwards.
