Flat roofing on the island is mostly the part of a house nobody photographs. Behind the tile or slate that the street sees, there is very often a low-slope roof over a service wing, a loggia, a garage, a staff apartment or a link between two parts of a building, and on the larger properties there may be several of them at different levels.
They are usually invisible from the ground, frequently invisible from the street, and almost always the part of the roof with no margin for error, because a low-slope roof holds water out with two things only: a fall that carries it to an outlet and seams that stay closed. There is a particular Palm Beach version of this problem.
Because those areas cannot be seen, they are the ones most likely to have been repaired rather than replaced, layer on layer, over a long period, and the ones least likely to have been part of any conversation about the roof as a whole. It is entirely normal here to find a principal roof in good order above a service wing that has been quietly failing for years.
Salt makes it worse, working on every termination bar, kerb and length of edge metal. The faults are the usual three: seams opening at a perimeter or an upstand, outlets blocking so the deck ponds, and the junction with the pitched roof above working loose because it was sealed rather than formed in metal.

- The roof you cannot see from the street
Service wings, loggias, garages and links are where the low-slope work is, and on a larger property there may be several at different levels, each with its own outlets and its own upstands. They rarely appear in a conversation about the roof because nobody looks at them. We survey every level, photograph each separately and report them individually, which regularly means telling an owner that the roof they were worried about is fine and the one they had never considered is not.
- Layers, and what is trapped under them
An invisible roof is a roof that gets patched rather than replaced. Over years that produces layers, and layers hide the deck, add weight and hold moisture against the timber continuously. Part of an honest quote is establishing how many there are and what condition the structure beneath is in, which means opening a test area. It is a small piece of work that changes the whole scope, and skipping it is how a re-cover turns into an argument halfway through.
- Salt at every termination
Every kerb, termination bar, edge trim and outlet on a low-slope roof here is metal, and metal is what salt attacks. Those components fail before the membrane does, and because they are the points where the covering is held down and turned up, they are also where the water gets in. We specify the appropriate grades for a coastal address and name them on the quote, since that is the line most likely to differ between two prices.
- Choosing the covering
Single-ply TPO, welded at the seams and light in colour, suits the larger open decks. Modified bitumen in narrower sheets handles the cramped geometry of a loggia or a link, with short runs and tight upstands. A coating renews a covering that is genuinely intact and rebuilds nothing. Where an area is visible from anywhere the town can see, the choice may also need to go through review, and we establish that before it is specified.

The main roof was inspected last year. Was the flat part included?
It is worth checking, because frequently it is not. Low-slope areas sit behind and below the principal roof, they are invisible from the ground, and an inspection carried out from a ladder at the eaves will not have reached them. It is entirely common here to find a principal roof in good order above a service wing that has been failing quietly for years. We survey every level of the roof and report each one separately for exactly that reason.
Can a coating be used instead of replacing it?
Where the conditions hold, yes. A coating renews a covering; it cannot reconstruct one. It needs seams that are still closed, a deck that still falls to its outlets, outlets that clear, and terminations that are still sound, which on a coastal roof is the condition most often not met. Where an area has already been coated once or twice, a test opening usually settles the question quickly, and we would rather open it than guess on your behalf.
Why is there water sitting on the service wing roof?
Either the outlets are not clearing or the deck has lost its fall. Blocked outlets are the cheap version and clearing them frequently ends the matter entirely. A settled deck is the other, and patching achieves nothing lasting; the fall has to be rebuilt with tapered insulation at the next re-cover. Standing water is worth acting on either way, because it presses continuously on the seams beneath it and adds load the structure was never sized to carry.
Does flat roof work need to go through the town's review?
It depends entirely on whether the area can be seen. Much low-slope work here is completely invisible from any street or waterway and is a straightforward permitted repair. Where an area is visible, or where the property is designated, review applies as it would to any other part of the roof. We establish which applies before anything is specified, so the scope you approve is one that can actually proceed.
