Roof replacement in Jupiter
Request your free inspection
Roof replacement in Jupiter usually comes down to the layer under the tile: in Admirals Cove and Jonathan's Landing, original tile and underlayment from the late eighties are wearing out together. Abacoa's neighborhoods each keep their own roof material under the Pattern Book, and homes on the river, the Intracoastal or the beach take salt and a higher wind band.
A free inspection gives you photographs and a written scope and price, and we file the re-roof with the Town of Jupiter through JCDS once any association letter is in hand. Molsbee Roofing has served Palm Beach County since 1975 from our shop in Lake Worth Beach, under Florida license CCC1327429.

Planning a new roof in Jupiter
When the underlayment, not the tile, calls for a new roof
The typical Jupiter house dates to 1989, and on many of them the tile still looks fine from the driveway while the felt beneath it has gone brittle. We lift tile at the eaves, valleys and penetrations to see that layer.
Where it tears across the roof, the deck is soft in several places or salt has eaten the valley metal on every slope, another season of patches only delays the new roof. Where the failure is local, our roof repair page covers the fix.
Tile, metal or shingle on a Jupiter re-roof
Sound clay barrel tile can be lifted and reset over new underlayment and flashing, though reset tile carries no new manufacturer cover; concrete tile is priced as new tile. Standing seam suits many houses where the community allows it, with panels, clips and fasteners specified for salt near the water.
Shingle is a sound roof when the whole system is fastened and sealed for the lot. In Abacoa we match the street's material and profile.
Our tile, metal and shingle pages for Jupiter go further.
Association review, then the Town of Jupiter permit
In Abacoa the neighborhood's architectural review approves a new roof against its Pattern Book before the Town sees the application, and Admirals Cove and Jonathan's Landing run their own reviews and gate rules. With the letter in hand we file with the Town of Jupiter Building Department on Military Trail through JCDS, which also carries every inspection booking.
A Jupiter mailing address does not prove town jurisdiction, so we check the parcel. The town publishes no permit turnaround, and we do not invent one.
On the job: town hours, the deck and the barrier
Work runs inside the town code's hours: Monday to Friday 7 am to 8 pm, Saturday 8 am to 4 pm, nothing on Sundays. Tear-off exposes the deck, and every board replaced is photographed against the allowance in your proposal.
On a late-eighties house we also check the roof-to-wall connections, which the code can require strengthening when the covering is replaced. A self-adhered secondary water barrier is sealed to the deck, and fastening follows the 170 mph coastal band or the 160 mph inland band.
Debris removal and cleanup are named in the proposal.
How it works in Jupiter
Permits in Jupiter
For work in Jupiter, confirm requirements with the building department responsible for the property and complete any required historic or HOA review before ordering materials or beginning work.
Jupiter runs its own building department on Military Trail, separate from the county, and everything goes through the Jupiter Community Development System: the re-roof permit, the documents and every inspection booking. The town also writes the working hours into its code: Monday to Friday 7 am to 8 pm, Saturday 8 am to 4 pm, and no work on Sundays.
Along the beach, the Intracoastal and the Loxahatchee River the design wind speed is 170 mph; inland it drops to 160 mph. The flood maps changed in December 2024, and the town says the new lines reach low-lying streets and canal and lake lots, not just A1A. On our re-roofs a self-adhered secondary water barrier is sealed to the deck before the new roof goes on.
- River mouth, inlet and beach
- Jupiter sits where the Loxahatchee River meets the Atlantic at the inlet, so salt air reaches roofs from two sides. Edge metal, flashing and fastener choice matter more here than a few miles inland.
- Abacoa's street-by-street roofs
- In Abacoa the roofs are tile, metal or asphalt shingle depending on the neighbourhood, from Antigua to Mallory Creek. We match the existing material and profile so the street still reads as one.
- Houses from the late 1980s
- The median Jupiter home dates to 1989. In Admirals Cove and Jonathan's Landing that means original tile and underlayment reaching the end of their life together, so we inspect both, not just the surface.

Does an original late-eighties tile roof in Admirals Cove need replacing?
Not because of its age, but often because of its underlayment. If the felt tears wherever a tile is lifted, every repair from then on is temporary.
The quarter-roof rule considers how much of a roof system or section is repaired, replaced or recovered in any 12-month period. Above a quarter, the roof covering across that entire system or section generally must be replaced or recovered to meet current code requirements.
If that system or section was built, repaired or replaced in compliance with the 2007 Florida Building Code or a later edition, only the portion being worked on must meet applicable current code requirements. Before advising on a large repair we measure the damaged area and look up the roof's permit history with the town.
You receive the repair and the replacement priced separately in writing, with the photographs of the layer that decides it.
Can my Abacoa house get a different material when the roof is replaced?
Possibly, but the neighborhood rules first. Abacoa's neighborhoods, from Antigua and Tuscany to Windsor Park and Mallory Creek, each hold their own material, profile and color expectations, and a neighbor's approved roof is context, not permission.
Bring the association's current written requirements to the inspection, and we describe a roof that fits them and prepare the submittal. The JCDS permit is filed only after the letter arrives, and nothing is ordered before it.
Does living near the inlet change how a Jupiter re-roof is built?
Yes, in two ways. The beach, the Intracoastal and both banks of the Loxahatchee sit in the 170 mph band, so the fastening is tighter than on an inland street off Indiantown Road.
Salt also reaches those roofs from the river and the ocean, so valley metal, drip edge, wall flashing and fasteners are specified for it, because those corrode long before tile does. The proposal names each metal and grade.
Who files the permit and books the inspections for a Jupiter re-roof?
We handle both. Once the association has signed off, we file the re-roof with the Town of Jupiter Building Department through JCDS and book each inspection there, so the deck and barrier are seen before the covering hides them.
We tell you what has been submitted, what is still under review and which approval comes next. At the end you receive the JCDS permit record showing the final inspection passed.
Which records should a Jupiter homeowner keep after the re-roof?
Before work: labeled photographs and a written scope naming the removal, deck allowance, water barrier, flashing and edge metal grade, covering and permit, with the price, which comes after the free inspection; our Jupiter roof replacement cost page explains the drivers. After work: the final inspection, the manufacturers' product warranties in writing and, when your insurer asks, a roof certification letter.
A Jupiter roof can be financed on approved credit. A recent Jupiter re-roof of ours is on Winding Lake Drive.
