Boca Raton's flat roofing hides in plain sight. On the houses it is rarely the main roof and almost always an attachment: the Florida room that was added to a Camino Gardens ranch, the carport at Royal Oak Hills, the covered terrace behind a Timbercreek house, the flat length linking a garage to the body of the building.
On the commercial side it is nearly everything, from the office buildings in 33431 to the clubhouses, maintenance compounds and amenity blocks that sit inside Boca Grove Plantation and the other gated communities. Small or large, they all work the same way, and it is a way that leaves no margin for error.
A pitched roof gets rid of rain through its shape and would survive a modest mistake. A low-slope roof relies on two things only, a fall that moves water to an outlet and seams that stay closed, and if either fails there is nothing else holding the water out.
Three faults do nearly all the damage. Seams part, usually at a perimeter or where the covering climbs a wall.
Outlets choke, most often with what the trees drop, and a deck that cannot empty carries a standing pond that presses on every seam it covers and loads a structure never designed for the weight. And the junction with the pitched roof above gets tired, because it is the busiest detail on the building and the one most likely to have been treated with sealant by somebody in a hurry.
Sealant is not a flashing and never becomes one. That junction needs forming in metal and lapping into both coverings.

What to know.
- Matching the covering to the roof
Wide welded sheets of single-ply TPO suit the open commercial decks in 33431 and the amenity buildings inside the gated communities, where there is room to roll them out and few obstructions. Modified bitumen in narrower sheets handles the awkward geometry of a Florida room or a carport far better, with its short runs, tight upstands and irregular corners. A coating is a third option entirely and applies only where the covering underneath is genuinely intact. Condition, fall and required life decide it.
- Water that has not gone by the second day
A low-slope deck should be dry a day or so after rain. Standing water past that point is a symptom with two causes. The cheap one is a choked outlet, common under Boca's tree cover, and clearing it frequently resolves the whole matter. The expensive one is a deck that has settled and no longer falls, and no amount of patching addresses that; the fall has to be rebuilt with tapered insulation when the roof is re-covered.
- The upstand at a wall
Where a low deck meets the wall of the house, the covering has to run up that wall, terminate and be capped, and this is the hardest detail on any flat roof. It is also the first place a bead of mastic gets applied when weeping starts, which postpones the problem by a season and worsens it thereafter. We rebuild those upstands as they should be built, carrying the membrane up and fixing it mechanically under a proper cap rather than relying on adhesion.
- Association and commercial buildings
Clubhouses, amenity blocks and maintenance buildings inside the gated communities, and the offices in 33431, need a report rather than a figure. We divide the roof into mapped sections, photograph each, and hand back a document separating what cannot wait from what belongs in a future budget, which is what a board or a manager can act on and justify. We hold Carlisle certification for TPO. Scope and price are agreed in writing, and the work is permitted and inspected.

Could a coating save me a replacement?
Where the conditions are met, yes, and it represents very good value. A coating restores a covering; it cannot reconstruct one. So the seams have to be closed, the deck has to still fall correctly and the outlets have to clear. Satisfy those and you gain real years at a fraction of a re-cover. Fail them and you have sealed a fault out of sight while it continues underneath. The inspection photographs decide it and we will tell you frankly which situation your roof is in.
Why does my Florida room leak when the tile above is fine?
Because two different roofs meet along one line and the line is the weak point. The Florida room is low-slope and depends on fall and closed seams; the tile above depends on pitch. The changeover between them must be formed in metal and tucked into both coverings so water is guided across it. Where somebody has run sealant along that line instead, it opens with movement and heat, and water enters while everything overhead looks perfectly sound. Rebuilding the detail is the fix.
There is water sitting on my carport roof. Is that serious?
It is worth acting on rather than watching. Standing water bears down constantly on the seams beneath it and adds load the structure was never sized to hold, and under Boca's tree canopy the usual cause is simply a blocked outlet, which is quick and inexpensive to clear. If clearing it does not fix the ponding, the deck has lost its fall, and that needs the slope rebuilding with tapered insulation at the next re-cover rather than another round of patching.
Do you work on buildings inside gated communities?
Yes, and the access is arranged in advance. Boca Grove Plantation and the other gated communities generally require a contractor registered, with credentials on file, and expected at the gate before the day, and we lodge that ahead of the visit. For clubhouses, amenity and maintenance buildings we survey in mapped sections, photograph each one, and provide a report a board can budget against, separating urgent items from work that can reasonably be scheduled for a later year.
