Lifetime Workmanship WarrantyIn Jupiter we repair and replace flat roofs of every kind: the lanai roofed over after the house, the garage or guest wing added later, the low-slope link between the wings, and the flat section on a waterfront house along the Loxahatchee River or the Intracoastal. After a free inspection of the membrane, the drains and every edge and wall termination, you get photographs and a written price for the fix or for a new roof.

A lanai or garage roof in Jupiter covers only a few squares, and there is no slope to carry water past a mistake. The usual failure is the tie-in: the tile or shingle roof above sheds onto the membrane, water runs to the wall, and flashing set too low lets it in behind.
We open that junction, run the membrane well up the wall, install new flashing and relay the covering above over it, so the join is built properly once instead of caulked again every summer.
On a house near the Inlet, along A1A or on the Loxahatchee River, salt air eats at the drip edge, the termination bar and the wall flashing every day, and the perimeter gives out while the middle of the membrane is still good. A repair there replaces the edge in a corrosion-resistant grade and bonds the membrane to the new metal, and a new roof on the water gets coastal-grade terminations everywhere.
Inland, toward Abacoa and Jupiter Farms, blocked drains and tired seams are the usual cause, and water standing days after rain is the sign.
For a larger, open section or a commercial roof we usually recommend TPO, a single-ply membrane welded with hot air at the seams, and we are Carlisle-certified to install it. For a small lanai boxed in by walls, modified bitumen is easier to detail well at every corner.
Both are laid over a re-nailed deck, with tapered insulation where water needs a path to the drain. Your proposal names the system and the edge-metal grade, and it puts both warranties in writing: our lifetime workmanship warranty on the installation and the manufacturers' product warranties on the material.
A failed seam, drain or wall flashing is a repair. A membrane patched over its own patches, soaked insulation or a deck that gives underfoot calls for replacement.
Where a permit is needed it is filed with the Town of Jupiter Building Department through its JCDS portal, which also books the inspections, and the town code sets the hours roofers may work. In Abacoa the architectural review letter comes before the permit, and in Admirals Cove or Jonathan's Landing we check the association's rules first.
For work in Jupiter, confirm requirements with the building department responsible for the property and complete any required historic or HOA review before ordering materials or beginning work.
Jupiter runs its own building department on Military Trail, separate from the county, and everything goes through the Jupiter Community Development System: the re-roof permit, the documents and every inspection booking. The town also writes the working hours into its code: Monday to Friday 7 am to 8 pm, Saturday 8 am to 4 pm, and no work on Sundays.
Along the beach, the Intracoastal and the Loxahatchee River the design wind speed is 170 mph; inland it drops to 160 mph. The flood maps changed in December 2024, and the town says the new lines reach low-lying streets and canal and lake lots, not just A1A. On our re-roofs a self-adhered secondary water barrier is sealed to the deck before the new roof goes on.

The range above is a county figure, taken from all of our Palm Beach County repairs last year; we have done too few in Jupiter to publish a town number. A cleared drain or a new run of edge metal lands near the bottom of it, and a rebuilt tie-in at the wall near the top.

Before it leaks into a storm, which in practice means the drier months ahead of hurricane season, June through November. A section that ponds or has a lifted edge should be fixed as soon as it is found, because summer rain comes almost daily and wind gets under a loose perimeter.
Membranes and adhesives need a dry deck, so we schedule around the weather and the town's permitted working hours, and a soaked section is dried in first and finished once the deck is ready.
Often, because the main roof and the flat section are usually of an age and wear out together. The quarter-roof rule considers how much of a roof system or section is repaired, replaced or recovered in any 12-month period.
Above a quarter, the roof covering across that entire system or section generally must be replaced or recovered to meet current code requirements. If that system or section was built, repaired or replaced in compliance with the 2007 Florida Building Code or a later edition, only the portion being worked on must meet applicable current code requirements.
