There is less flat roofing in Jupiter than in the older towns down the coast, and that is precisely why it causes trouble. When a house is almost entirely pitched tile, the small low-slope area over a lanai, a terrace, an entry canopy or the link between the house and the garage is the part nobody thinks about, nobody looks at, and no previous owner mentioned.
It is also the part with no margin. A pitched roof sheds rain by shape and forgives a modest error.
A low-slope area holds water out with two things and two only: a fall that carries water to an outlet, and seams that stay closed. Lose either and there is nothing behind them.
Across 33458 and 33477 we see the same three faults. Seams open, usually at a perimeter or where the covering runs up a wall.
Outlets block, and a deck that cannot empty holds a shallow pond that presses on every seam beneath it and adds weight the structure was not sized for. And the junction where the low area meets the pitched roof above gets tired, because it is the hardest-working joint on the building and the one most likely to have been treated with a tube of sealant at some point.
Sealant is not a flashing. That junction has to be formed in metal and lapped into both coverings so water is guided over it.
The townhome terraces in the Abacoa neighbourhoods and the commercial buildings along the main routes have the same faults at a larger scale, with more outlets and more upstands to get right. What to know.
- Small area, no second chance
A lanai or entry canopy roof might be a fraction of the total square footage and still account for most of the water that gets into the house. It is low-slope, so it depends entirely on fall and closed seams, and it is small enough to be left off a quote that was written for the tile. We price it separately and inspect it separately, because a figure that covers the pitched roof and waves at the flat part has not dealt with the risk.
- Choosing the covering
Modified bitumen in narrower sheets handles the cramped, irregular shapes typical of a Jupiter lanai or terrace, with short runs and tight upstands. Single-ply TPO, welded at the seams and light in colour, belongs on the larger decks: townhome terraces in Abacoa and the commercial buildings. A coating is a separate proposition and only applies where the covering below is genuinely intact. Condition, fall and the years you need decide which.
- Water still there the next day
A low-slope deck should be dry within a day of rain. If it is not, either the outlet is not clearing or the deck no longer falls as built. The first is cheap and often the entire answer. The second is structural settlement, cannot be patched away, and needs the slope rebuilt with tapered insulation when the roof is re-covered. Either way it is worth resolving, because standing water works on seams continuously and adds load nobody planned for.
- The upstand at the wall
Where a lanai or terrace roof meets the wall of the house, the covering must run up that wall, terminate and be capped. It is the most demanding detail a flat roofer builds and the first place a bead of mastic gets applied when it starts weeping, which buys a season and costs more later. We rebuild those upstands properly, carrying the membrane up and fixing it mechanically beneath a cap rather than relying on something sticking to a painted wall.

My tile roof is fine, so why is the lanai leaking?
Because two different roofs meet along one line and that line is the weak point. The lanai is low-slope and relies on fall and closed seams; the tile above relies on pitch. The changeover has to be formed in metal and lapped into both coverings so the water is carried across it. Where somebody has run sealant along it instead, heat and movement open it, and water arrives inside while everything overhead looks perfect. Rebuilding the detail is the repair.
Can a coating be used instead of replacing it?
Sometimes, and where it fits it is very good value. A coating renews a covering; it does not reconstruct one. It needs seams that are still closed, a deck that still falls correctly and an outlet that clears. Meet those and you buy real additional years for a small share of a re-cover. Miss them and the fault continues underneath, out of sight. The inspection photographs settle it, and we will tell you plainly which case applies to your roof.
There is water sitting on my terrace roof. Does it matter?
Yes, enough to act on. Standing water leans continuously on the seams under it and puts load onto a structure that was never sized to carry it. The usual cause is a blocked outlet, which is quick and cheap to clear and frequently ends the problem entirely. If clearing it does not, the deck has lost its fall through settlement, and that needs the slope rebuilt with tapered insulation at the next re-cover rather than a further round of patching.
