What to know.
- Every fixture is a hole in the roof
Stair towers, lift overruns, mechanical platforms, conduit, supports and the kerbs around them all penetrate the covering, and many were installed or altered by trades other than roofing. Kerbs without proper upstands, supports bearing directly on the membrane and pipework sealed rather than flashed are the commonest findings on these buildings. Each penetration is surveyed and photographed on its own, because that is where the water is actually getting in.
- Walkways get walked on
Covered walkways and any area that carries foot traffic take mechanical damage the field of a roof never does, and on a membrane that damage is often a scuff or a compressed seam rather than anything dramatic. Those areas need protection layers or walkway pads rather than simply a covering, and where the original build did not provide them we say so, because a membrane that is used as a path will not last as long as the same membrane elsewhere.
- Salt takes the terminations
Termination bars, edge trim, kerb flashings and the fixings securing them are metal, and on this coast they corrode before the membrane wears out. Because they are the points where the covering is held down and turned up, they are also where a failure lets water in. We specify appropriate grades and name them, since it is the line most likely to differ between two prices and the one least likely to be noticed on a comparison.

Our roof leaks near the stair tower. Why there?
Because that is one of the busiest details on the building. A stair enclosure interrupts the covering, requires an upstand all the way round and usually carries a door threshold, a handrail fixing or a light on top of it, each of which is another penetration. Add years of foot traffic to the area beside it and you have the likeliest leak on a low-rise roof. We photograph that detail specifically and rebuild it rather than resealing it.
Can a coating be used instead of replacing it?
Where the conditions hold, yes, and on a large low-rise roof the saving is significant. A coating renews a covering; it cannot rebuild kerbs, terminations or upstands, and it cannot dry out an assembly that has already taken on water. Seams closed, deck falling to its outlets, outlets clearing and terminations sound are the requirements. A test opening establishes whether the roof qualifies, and on this coast the terminations are usually the item that decides it.
What should a board ask before approving a flat roof quote?
Ask for the roof mapped into sections, photographs of every penetration, the metal grades named, the decking or insulation allowance stated with a quantity, and the phasing plan for working over occupied units. Differences between quotes almost always sit in those items. A single figure with a description of the covering underneath cannot be compared with anything and cannot be defended to owners afterwards.
Why is water standing on the roof?
Either the outlets are not clearing or the deck has lost its fall, and on a building with mechanical platforms and supports there is a third possibility: something added later is obstructing the flow. Blocked outlets are cheap to clear and often the whole answer. A settled deck needs the fall rebuilt with tapered insulation at re-cover. Standing water is worth acting on because it presses on seams continuously and adds load nobody designed for.
